..,[
Howard moved that Council authorize the Mayor to execute the Raw Water Master Plan
Contract with the CO Water Conservation Board, State of CO Department of Natural
Resources on behalf of the City, seconded by Hornbostel. All in favor
RESOLUTION NO. 18, SERIES 1991 - CHERRYWOOD II FINAL PUD
DEVELOPMENT PLAN AND FINAL SUBDIVISION PLAT
Storck Development Corporation, has requested approval of a Final PUD Development
Plan and a Final Subdivision Plat for an 85-lot single family residential project in Homart's
Centennial Valley.
The project is located north of Century Drive and east of McCaslin Blvd. and abuts the
west side of Sheffield Homes's Centennial Heights development. Storck Development
Corporation is presently building homes in the nearby Cherrywood Subdivision.
Planning Commission has reviewed this request and has adopted Resolution No. 17, Series
1991, which recommends approval with one condition regarding a possible future replat of
Phase III.
Don Shonkwiler, Homart Development
Shonkwiler provided Council with clarification regarding any future development which may
occur on that portion of property which was to have been developed as the adult
community, which has been deleted because of some subsidence concerns. We have agreed
if Mr. Storck were to acquire that property from us, which is not subject to subsidence
potential, we would come before Council before Phases II or III to replat that area and
provide for other access to that property if it is deemed necessary. Mr. Storck would come
back in for a replat if he is in fact the applicant for that property, which would not be
subject to subsidence.
Sackett: What representation would be given to the purchasers
of these homes as to the land use across McCaslin?
Richard Storck, Storck Development, 4401 McMurray, Ft. Collins
Storck: We will just be presenting what the zoning is currently
and that we don't know what the future plans are. We
will just present what the zoning is indicated by the City.
Sackett: What is the size of the lots directly to the southeast, are
they about the same size as Cherrywood I?
19
