<br /> .-., <br />Two sites, City open spacelBiella property (A & B) and <br />the Stelmach property (G), met many of the criteria and <br />were examined in more detail. <br />Open SpacelBiella - A part of the City's open space <br />(Centennial Valley S-3) located west of the Biella <br />driveway would provide only 1.38 acres. The 600' long <br />and 100' average depth site would need to be <br />augmented with 2.62 acres acquired from Mr. Biella <br />west of his house. The site is crossed by two natural gas <br />main easements and 50' wide drainage swale along <br />Dillon Road. The site is presently visible from US 36 <br />but visibility will diminish as Biella's property is <br />developed. The site adjoins Dillon Road. Travel <br />distance 1500' east of McCaslin. Water and sanitary <br />sewer is available nearby. The open space was <br />dedicated by Homart and does have a reverter clause <br />which would need to be released, but Homart's <br />representative believes Homart would cooperate with <br />the City to provide this part of the Forest Service site. <br />Stelmach - The second site is on private property which <br />could be acquired through land dedication. The <br />Stelmach property north of US 36 contains <br />approximately 8 acres and is triangle-shaped. The west <br />800' of the property is on a slight hill which is highly <br />visible from US 36. Access to the site is from <br />Dillon/Dyer by way of old 80th Avenue. Travel distance <br />is approximately 1500' west of McCaslin. Water and <br />sanitary sewer service are in McCaslin at Dillon Road. <br />The required 4 acre site could be dedicated by Mr. <br />Stelmach to fulfill the public land requirements of the <br />Stelmach property and, through private arrangement <br />between the two property owners, the Brisnehan <br />property. To meet the Forest Service's schedule, <br />Stelmach, the City, and Brisnehan must agree to <br />approve the site III advance of annexation and <br />development of their properties. This arrangement <br />requires specific commitment from Council to annex the <br />Stelmach property (north of US 36). <br />This site would either consume City-owned open space <br />or eliminate cash-in-lieu from commercial property, we <br /> 4 <br /> -- <br />
