LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />JANUARY 18, 1995 <br />APPLICANTS: Gregg Ressler on behalf of Earl & Donna Hoffman and Don <br />Meyers on behalf of Jeffery Orbock & Kathryn Coyle <br />OWNERS: Earl & Donna Hoffman (Lot 109) and Jeffery Orbock & Kathryn <br />Coyle (Lot 108) <br />LOCATION: 351 Troon Court (Lot 109, Coal Creek Ranch #3) and 353 Troon <br />Court (Lot 108, Coal Creek Ranch #3) <br />ZONING: PR - Planned Community Zone District - Residential with an <br />approved PUD development plan. <br />REQUEST: Variances to allow a six foot high solid fence along St. Andrews <br />Lane where a maximum 42" high fence is permitted by the PUD. <br />BACKGROUND <br />The subject properties are adjacent lots located in the Coal Creek Ranch Filing No. 3 <br />Subdivision. Both lots contain recently completed single family dwellings facing Troon <br />Court. Lot 109 is an irregularly shaped corner lot fronting onto Troon Court with St. <br />Andrews Lane curving around the side and rear of the property. Lot 108 is the adjacent <br />lot also fronting onto Troon Court with the rear property line adjoining St. Andrews Lane. <br />Note No. 4 on sheet 2 of the approved Coal Creek Ranch Filing No. 3 Final PUD <br />Development Plan states - "Rear yard fencing along lots 103 through 109 shall be no <br />higher than 42" along St. Andrews Lane." The proposal is to construct a six foot high <br />wood privacy fence setback ten feet from the property line along St. Andrews Lane on <br />both lots. The fence on lot 109 is proposed to come to just forward of the rear corner of <br />the existing house. <br />The Architectural Control Committee for Coal Creek Ranch Filing #3 has reviewed both <br />requests and approved them with the following conditions: <br />1 <br />
