To build a <br />second -story addition that met setbacks, the applicant would have to cantilever the addition <br />to the west or east or construct a separate accessory structure. Alternatively, the existing <br />garage would have to be demolished and replaced farther into the lot. These options would <br />increase the lot coverage, decrease the usable backyard space, and/or require the <br />destruction of an existing building.
