RESOLUTION NO. 19, <br />SERIES 1999 <br /> <br /> A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN <br /> AND MINOR SUBDIVISION REPLAT <br />FOR AMERICAN VARISEAL ON LOT 3 AND PART OF LOT 4, BLOCK 1, <br />THE PARK AT CTC <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council by American <br />Variseal an application for a Final PUD Development Plan for a 55,535 square-foot light <br />manufacturing and office facility and a Minor Subdivision Replat for a lot line adjustment for <br />the common lot line between Lots 3 and 4, Block 1, the Park at CTC; and <br /> <br /> WHEREAS, City Council has previously approved an overall Final PUD Development <br />Plan and Final Plat for the Park at CTC; and <br /> <br /> WHEREAS, City Council considered this application at their April 6 meeting and after <br />discussion and comments, referred the application back to the Planning Commission for further <br />consideration; and <br /> <br /> WHEREAS, after two properly advertised public hearings concerning said Final PUD <br />Development Plan and a subsequent reconsideration on April 13, at which the applicant and <br />interested parties presented testimony and other evidence, the Planning Commission <br />recommended approval of the application, with conditions; and <br /> <br /> WHEREAS, all testimony and materials related to the Final PUD Development Plan <br />have been reviewed and considered by City Council and Council finds the application to be in <br />compliance with applicable standards and review criteria, including but not limited to those <br />contained in the Louisville Municipal Code subdivision and zoning sections; and <br /> <br /> WHEREAS, the City Council finds that the Final PUD Development Plan and Final <br />Plat should be approved, with the following conditions: <br /> <br />That no building permits are issued until necessary public improvements are completed, <br />including completion of Dogwood Street to the eastern drive entry and provision of a <br />secondary hard-surfaced emergency access; <br /> <br />That shared access easements are drafted by the applicant, subject to Staff review and <br />approval and recorded with Boulder County prior to recording of the Final PUD or <br />issuance of any building permits; <br /> <br /> <br />
