RESOLUTION NO.14 <br />SERIES 1999 <br /> <br />A <br /> <br />A RESOLUTION APPROVING <br />FINAL PUD DEVELOPMENT PLAN <br /> FOR 841 FRONT STREET <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan authorizing a 4,125 SF expansion to an existing <br />commercial building on Tract II,Replat of Lot 1, Block 2, City of Louisville; and <br /> <br /> WHEREAS, all materials related to the Final PUD Development Plan have been reviewed <br />by City Staff and the Planning Commission and found, with conditions, to be in compliance with <br />the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; <br />and <br /> WHEREAS, after a properly advertised public hearing concerning said Final PUD <br />Development Plan, the Planning Commission recommended approval to the City Council, with <br />conditions; and <br /> <br /> WHEREAS, the City Council finds that said Final PUD Development Plan should be <br />approved, with the following conditions: <br /> <br />1. The head gate detail shall be reviewed and approved by staff prior to the issuance of <br /> building permits for sight distance requirements. <br /> <br />2. The appliCant shall submit a color board as part of the record at the Commission hearing <br /> which reflects the actual color samples of the building and awning. <br /> <br />3. The applicant shall request and receive Council approval of a license agreement for the <br /> proposed building awnings along Walnut Street prior to installation. <br /> <br />4. The Final PUD shall be revised to reflect that 29'-0" is the maximum allowable building <br /> height. <br /> <br />5. The subject property shall not be eligible to receive additional square footage through any <br /> development rights transfer process, except as approved by City Council resolution. <br /> <br />The owner shall provide parking to meet the parking requirement for the development at a ratio <br />of 2.5 spaces per 1,000 square feet of gross floor area, for a total of 7 spaces, pursuant to <br />Sections 17. 20.120 and 17. 20.140 of the Louisville Municipal Code and condition 7, below. <br /> <br />7. <br /> <br />The applicant shall submit and receive City Council authorization of a Final PUD Development <br />Plan for parking prior to the issuance of any demolition or building permits for the subject <br />property. <br /> <br /> <br />
