RESOLUTION NO. 9 SERIES 1999 A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN SEGAL FINE ARTS ON LOT 3, BLOCK 2, COLORADO TECHNOLOGICAL CENTER (CTC), FIRST FILING WHEREAS, there has been submitted to the Louisville City Council, a request for approval of a Final PUD Development Plan for a 17,100 square foot one and two-story, light industrial building on Lot 3, Block 2, CTC First Filing; and WHEREAS, all materials related to the Final PUD Development Plan have been reviewed by City Staff and the Planning Commission and found, with conditions, to be in compliance with the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; and WHEREAS, after a properly advertised public hearing concerning said Final PUD Development Plan, the Planning Commission recommended approval to the City Council, with conditions; and WHEREAS, the applicant has revised the application in response to the Planning Commission's conditions and City Council finds that said Final PUD Development Plan should be approved, with the following conditions: 1. That the ground mounted sign lighting is noted as being a maximum of 100 watts; 2. That the detail for the pole-mounted luminaire is added to the PUD plan sheets; and That the following rooftop mechanical unit criteria are added to the PUD: a) All RTUs shall be set back a minimum of l0 feet from adjacent exterior building wall(s). b) All RTUs that are not fully screened by the building parapet or other approved building element shall be painted to match the adjacent exterior building wall. c) RTUs that extend above the parapet and are not entirely self-contained, box units, as determined by Staff, shall be screened to their full height by an architecturally integrated screening material. d) RTUs that extend more than two feet above the parapet, regardless of RTU design or color, may be required to be screened, subject to Staff determination based on the design of the unit and the potential visual exposure from adjacent streets and private property. NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, Colorado does hereby approve a Final PUD Development Plan for Segal Fine Arts on Lot 3, Block 2, CTC, First Filing.
