RESOLUTION NO. 34 <br />SERIES 2001 <br /> <br />A RESOLUTION APPROVING A <br />FINAL SUBDIVISION PLAT AND <br />FINAL PUD DEVELOPMENT PLAN <br />FOR DILLON CENTER <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a final subdivision plat and final PUD development plan for a <br />manufacturing/distribution facility on a 5.0-acre parcel on the north side of Dillon Road, Dillon <br />Center; and <br /> <br /> WHEREAS, all materials related to the final subdivision plat and final PUD <br />development plan have been reviewed by City Staff and the Planning Commission and found, <br />with conditions, to be in compliance with the Louisville zoning ordinances, subdivision <br />regulations, the Industrial Development Design Standards and Guidelines, related policies and <br />previous approvals; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said final plat and final PUD <br />development plan on May 8, 2001, where evidence and testimony were entered into the public <br />record, including the Staff Report dated May 8, 2001, the Planning Commission recommended <br />approval to the City Council, with conditions; and <br /> <br /> WHEREAS, City Council has reviewed the application and finds that the Planning <br />Commission recommended conditions have been addressed in the plans submitted for City <br />Council action and further finds that said final subdivision plat and final PUD development plan <br />should be approved, with the following additional City Council condition. <br /> <br />The PUD plans shall be revised to eliminate joint access with the unincorporated <br />property to the east; to shift the main entry drive to be roughly centered on the Dillon <br />Road frontage; and to split the "Guild" buildings in two, one on each the east and west <br />sides of the property, all subject to the City Administrator's review and approval. <br /> <br /> NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of <br />Louisville, Colorado does hereby approve a final subdivision plat and final PUD development <br />plan for Dillon Center, subject to the above condition. <br /> <br />PASSED AND ADOPTED this 17th day of July 2001. <br /> <br /> <br />
