RESOLUTION NO. 11 <br /> SERIES 2012 <br /> A RESOLUTION APPROVING A PRELIMINARY SUBDIVISION PLAT AND <br /> PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE STEEL <br /> RANCH SOUTH DEVELOPMENT <br /> WHEREAS, there has been submitted to the Louisville City Council an <br /> application for approval of a preliminary subdivision plat and preliminary planned unit <br /> development (PUD) plan for the proposed Steel Ranch South development located in <br /> northern Louisville; and, <br /> WHEREAS, all materials related to the preliminary subdivision plat and <br /> preliminary planned unit development (PUD) plan have been reviewed by City Staff and <br /> the Planning Commission and found, subject to conditions, to be in compliance with the <br /> Louisville zoning ordinances, subdivision regulations, related policies and previous <br /> approvals; and <br /> WHEREAS, the City Staff has reviewed the information submitted and found <br /> that, subject to conditions, the application complies with the Louisville zoning and <br /> subdivision regulations and other applicable sections of the Louisville Municipal Code; <br /> and, <br /> WHEREAS, after duly noticed public hearing where evidence and testimony was <br /> entered into the record, including without limitation the findings in the Louisville <br /> Planning Commission Staff Reports dated January 12, 2012, the City of Louisville <br /> Planning Commission approved a resolution to forward a recommendation of approval, <br /> with conditions to the City Council; and, <br /> WHEREAS, City Council has reviewed the application, including the <br /> recommendation of the Planning Commission and finds that said final subdivision plat <br /> and final planned unit development (PUD) plan should be approved, subject to the <br /> following conditions: <br /> 1. The applicant shall continue to work with the Public Works Department on alternative <br /> design considerations for intersection turning radii of Steel Street and Luke Street <br /> prior to the Final Plat and PUD submittal. <br /> 2. The applicant shall continue to work with the Parks and Recreation Department to <br /> finalize the public land dedication prior to Final Plat and PUD submittal. <br /> 3. The applicant shall continue to work with the Davidson Highline and Goodhue Ditch <br /> companies on the required ditch easements and design. Final acceptance of the <br /> easements will be required prior to final submittal. <br /> NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br /> Louisville, Colorado, based on the evidence and testimony presented at the hearings, <br /> does hereby approve the preliminary subdivision plat and preliminary planned unit <br /> development (PUD) plan for the Steel Ranch South development in northern Louisville, <br /> subject to the conditions set forth above. <br /> Resolution No 11,Series 2012 <br /> Page 1 of 2 <br />
