RESOLUTION NO. 11 SERIES 2012 A RESOLUTION APPROVING A PRELIMINARY SUBDIVISION PLAT AND PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE STEEL RANCH SOUTH DEVELOPMENT WHEREAS, there has been submitted to the Louisville City Council an application for approval of a preliminary subdivision plat and preliminary planned unit development (PUD) plan for the proposed Steel Ranch South development located in northern Louisville; and, WHEREAS, all materials related to the preliminary subdivision plat and preliminary planned unit development (PUD) plan have been reviewed by City Staff and the Planning Commission and found, subject to conditions, to be in compliance with the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; and WHEREAS, the City Staff has reviewed the information submitted and found that, subject to conditions, the application complies with the Louisville zoning and subdivision regulations and other applicable sections of the Louisville Municipal Code; and, WHEREAS, after duly noticed public hearing where evidence and testimony was entered into the record, including without limitation the findings in the Louisville Planning Commission Staff Reports dated January 12, 2012, the City of Louisville Planning Commission approved a resolution to forward a recommendation of approval, with conditions to the City Council; and, WHEREAS, City Council has reviewed the application, including the recommendation of the Planning Commission and finds that said final subdivision plat and final planned unit development (PUD) plan should be approved, subject to the following conditions: 1. The applicant shall continue to work with the Public Works Department on alternative design considerations for intersection turning radii of Steel Street and Luke Street prior to the Final Plat and PUD submittal. 2. The applicant shall continue to work with the Parks and Recreation Department to finalize the public land dedication prior to Final Plat and PUD submittal. 3. The applicant shall continue to work with the Davidson Highline and Goodhue Ditch companies on the required ditch easements and design. Final acceptance of the easements will be required prior to final submittal. NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, Colorado, based on the evidence and testimony presented at the hearings, does hereby approve the preliminary subdivision plat and preliminary planned unit development (PUD) plan for the Steel Ranch South development in northern Louisville, subject to the conditions set forth above.
