14 4 1 03g e4 61 06f 681 <br /> 08/11/2015 01 27 PM RF $0 00 DF $0 00 <br /> Boulder County Clerk,CO <br /> ORDINANCE NO. 1680 <br /> SERIES 2015 <br /> AN ORDINANCE ZONING AS PLANNED COMMUNITY ZONE <br /> DISTRICT - COMMERCIAL / RESIDENTIAL (PCZD — C/R) CERTAIN <br /> PROPERTY ANNEXED INTO THE CITY OF LOUISVILLE AND <br /> KNOWN AS THE 245 NORTH 96TH STREET ANNEXATION <br /> WHEREAS, pursuant to Ordinance No. 1679, Series 2015, the City annexed certain <br /> unincorporated property, referred to as the 245 North 96th Street Annexation and described in <br /> Exhibit A attached hereto (the "245 North 96th Street Annexation"); and <br /> WHEREAS, the City Council must provide for the initial zoning of the 245 North 96th <br /> Street Annexation; and <br /> WHEREAS, the landowner has requested a Planned Community Zone District — <br /> Commercial / Residential (PCZD — C/R) zoning classification for the 245 North 96th Street <br /> Annexation, in accordance with Title 17 of the Louisville Municipal Code (LMC); and <br /> WHEREAS, the City Council has provided notice of its public hearing on said zoning <br /> request in the manner required by law; and <br /> WHEREAS, the 245 North 96th Street Annexation is subject to the 2013 Louisville <br /> Comprehensive Plan(the"Plan");and <br /> WHEREAS, the Plan designates the area around and including the 245 North 96th Street <br /> Annexation for urban center,urban corridor, and urban neighborhood character development; and <br /> WHEREAS, the Planned Community Zone District — Commercial / Residential (PCZD — <br /> C/R) zoning classification is most appropriate for the 245 North 96th Street Annexation, given its <br /> size, location,development,and the surrounding zoning; and <br /> WHEREAS,the City Council finds that a City zoning classification of Planned Community <br /> Zone District—Commercial/Residential(PCZD—C/R) is consistent with the purposes and intent <br /> of the Plan and appropriate under the Plan and the City's zoning regulations; and <br /> WHEREAS, pursuant to Section 17.72.020 of the Louisville Municipal Code, the 245 <br /> North 96th Street Annexation is eligible for a Planned Community Zone District— Commercial / <br /> Residential (PCZD — C/R) zoning classification by way of an amendment adding such property <br /> to the existing Planned Community Zone District contiguous to the property; and <br /> 1 Ordinance No. 1680, Series 2015 <br /> Page 1 of 4 <br /> ROL is <br />
