RESOLUTION NO. 13 <br />SERIES 2017 <br />A RESOLUTION APPROVING AN AMENDED PLANNED UNIT DEVELOPMENT FOR <br />COAL CREEK BUSINESS PARK AND AMENDED PLANNED UNIT DEVELOPMENT <br />FOR CORPORATE CENTER I COAL CREEK BUSINESS PARK FOR A 40,000 SQ. <br />FT. OFFICE EXPANSION (LOT 2 AND TRACT B COAL CREEK BUSINESS PARK) <br />WHEREAS, there has been submitted to the Louisville Planning Commission an <br />application for approval of an amended Planned Unit Development for Coal Creek <br />Business Park and Amended Planned Unit Development for Corporate Center 1 Coal <br />Creek Business Park for a 40,000 sq. ft. office expansion on Lot 2 and Tract B Coal <br />Creek Business Park; and <br />WHEREAS, the City Council has reviewed the information submitted and found <br />that, subject to conditions, the application complies with the Louisville zoning <br />regulations and other applicable sections of the Louisville Municipal Code; and <br />WHEREAS, after a duly noticed public hearing on January 12, 2017, where <br />evidence and testimony were entered into the record, including the findings in the <br />Louisville Planning Commission Staff Report dated January 12, 2017, the Planning <br />Commission recommended approval with conditions. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve Resolution No. X, Series 2017, a resolution <br />approving an Amended Planned Unit Developments for Coal Creek Business Park and <br />Amended Planned Unit Development for Corporate Center 1 Coal Creek Business Park <br />for a 40,000 sq. ft. office expansion with the following conditions: <br />1. Prior to recordation of the PUDs and issuance of building permits, the <br />applicant shall provide access easements in a form satisfactory to the City <br />Attorney and Parks and Recreation Department for the trail connections. <br />2. Prior to recordation of the PUDs and issuance of building permits, the <br />applicant shall amend the plans to include construction of a sign at the <br />trailhead in accordance with the City of Louisville Open Space, Parks and <br />Trail Wayfinding Plan <br />PASSED AND ADOPTED this 21ST day of February, 2017. <br />Resolution No 13, Senes 2017 <br />Page 1 of 2 <br />
