<br />Density Transfer
<br />1. This GDP allows a total of 350 residential units for the Takoda property, but it is not intended to exclude the future transfer of residential density from or to adjacent properties. In such a future density
<br />transfer, the transferring property would lose one residential unit entitlement for each unit transferred to the Takoda property, and vice versa. This will result in no net gain of residential units for the properties
<br />as a whole.
<br />Residential units from the Takoda property will not be transferred to any adjacent property that is closer to the northern Louisville municipal boarder with Lafayette. The Density Transfer is intended to
<br />encourage cohesive residential planning in this area of north Louisville including, if permitted, the reduction of residential density on the Louisville municipal border. The maximum number of residential units
<br />in this part of the 2005 Comprehensive Plan Opportunity Area One (see vicinity map above) will not exceed the envisioned limit of 372 residential units as a result of such a density transfer to or from the
<br />Takoda property.
<br />2. Any proposed density transfer must be processed as a proposed GDP amendment and is subject to City approval, disapproval or approval with modifications under City standards, requirements and
<br />procedures as in effect from time to time.

<br />10. All areas shown as public land dedication are intended to be dedicated to the City of Louisville for the purpose of meeting and or exceeding the public use dedication requirements.
<br />11. The 100 -year flood plain boundary shown will be relocated to comply with urban drainage Bullhead Gulch improvement as per FEMA CLOMR approval Case No.: 08-08-0051 R dated January 30th 2008.
