ORDINANCE NO. 1733 <br />SERIES 2017 <br />AN ORDINANCE APPROVING AN AMENDMENT TO THE BUSINESS CENTER AT <br />CTC GENERAL DEVELOPMENT PLAN (GDP) TO ALLOW FOR LIMITED <br />COMMERCIAL USES ON LOTS 11 AND 12, BLOCK 1, CTC FILING NO. 1 <br />WHEREAS, EJ Louisville Land, LLC is the owner of Lots 11 and 12, Block 1, CTC Filing <br />No 1 totaling approximately 10 72 acres, which property is designated as a portion of the Busmess <br />Center at CTC General Development Plan property attached hereto as Exhibit A (the "Property"), <br />and <br />WHEREAS, the Property is currently zoned Planned Commumty Zone Distnct — <br />Commercial (PCZD — C) and, permitted uses are set forth on the existmg PCZD General <br />Development Plan, and <br />WHEREAS, the Entasis Group, the applicant, has submitted to the City a request for <br />approval of an amended PCZD General Development Plan for the Property, which amended Plan is <br />entitled The Busmess Center at CTC PCZD General Development Plan, Amendment E and a copy <br />of which is attached hereto as Exhibit A ("The Business Center at CTC PCZD General <br />Development Plan Amendment E"); and <br />WHEREAS, the Busmess Center at CTC PCZD General Development Plan Amendment E <br />shall serve to identify the zoning, permitted uses and development for the Property and shall serve <br />as the PCZD General Development Plan for the Property, m accordance with Title 17 of the <br />Louisville Municipal Code, and <br />WHEREAS, the Louisville Planning Commission has held a public hearing on January 12, <br />2017 for the proposed Business Center at CTC Amendment E for the Property and recommends <br />approval to the City Council, and <br />WHEREAS, the City Council has duly considered the Commission's recommendation, and <br />WHEREAS, the City Council has held a public hearing on March 7, 2017 for the proposed <br />Business Center at CTC Amendment E and has provided notice of the public hearing as provided <br />by law, and <br />WHEREAS, no protests were received by the City pursuant to C R S §31-23-305, and <br />WHEREAS, The Business Center at CTC Amendment E is consistent with the City of <br />Louisville 2013 Citywide Comprehensive Plan, <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br />Ordinance No, 1733, Series 2017 <br />Page 1 of 3 <br />
