RESOLUTION NO. 16 SERIES 2017 A RESOLUTION APPROVING A FINAL PLANNED UNIT DEVELOPMENT (PUD) TO ALLOW FOR A 40,383 SQUARE FOOT FLEX SPACE BUILDING ON A 3.64 ACRE PROPERTY ZONED INDUSTRIAL; LOT 1, BLOCK 1, PARK AT CTC WHEREAS, there has been submitted to the Louisville Planning Commission an application requesting approval of a Final Planned Unit Development (PUD) to allow for a 40,383 square foot flex space building on a 3.64 acre property zoned Industrial; Lot 1, Block 1, Park at CTC; and, WHEREAS, the City Council has reviewed the information submitted and found that the application complies with the Louisville zoning and subdivision regulations and other applicable sections of the Louisville Municipal Code; and, WHEREAS, after a duly noticed public hearing on February 9, 2017, where evidence and testimony were entered into the record, including the findings in the Louisville Planning Commission Staff Report dated February 9, 2017, the Planning Commission recommends the Final Planned Unit Development (PUD) Lot 1, Block 1, Park at CTC, with conditions. NOW THEREFORE, BE IT RESOLVED that the City Council of the City of Louisville, Colorado does hereby approve a Final Planned Unit Development (PUD) to allow for a 40,383 square foot flex space building on a 3.64 acre property zoned Industrial; Lot 1, Block 1, Park at CTC, with the following conditions. 1. Prior to acceptance of constructed improvements for the site, 4 -foot wide maintenance easement for the sidewalk adjacent to the west right-of-way line of Dogwood Street shall be recorded. 2. Prior to acceptance of constructed improvements for the site, an easement for access and maintenance of the drainage easement area along the western edge of the property shall be recorded.
