<br />I. Drainage runoff from roof gutters 4 downspouts shall discharge at the east parking area,
<br />as it does currently, and be directed by means of pavement sviale to the alley which drains
<br />to the gutter and slorm sevver in public R.O.A. NOIN roof over existing deck on vvest side,

<br />2. Signage shall be as indicated herein. Type of sign will be restricted to painted wood or
<br />metal, mesh type signs with cut-out letters or back -lit cut out letters illuminated by indirect
<br />light sources. Further, that awnings not be eligible surfaces for signage nor would -there be
<br />back lighting of the awnings allowed. Applicant is authorized to retafn the projecting sign
<br />structure which Is currently mounted above,the Main 5treet entrance. Sign panels within the
<br />the structure shall be painted wood, or metal panels and shall be illuminated by an indirect

<br />3. The owner acknowledges there is a need for additional parking in the Central Business
<br />District, and that the development approved herein tA,4111 contribute to that need. Owner
<br />acknowledges that it will benefit by additional parking in the Central Business District and
<br />hereby agrees to participate In the financing of future public parking improvements on an
<br />equitable basis with other properties and businesses benefitted by such additional parking.
