RESOLUTION NO. 21 <br />SERIES 2017 <br />A RESOLUTION APPROVING A MINOR SUBDIVISION TO CREATE TWO <br />SEPARATE LOTS AT 533 COUNTY ROAD <br />WHEREAS, there has been submitted to the Louisville City Council an <br />application for a minor subdivision to create two separate lots at 533 County Road, N 75 <br />ft less N 121/2 ft Block 2 Acme Terrace; and <br />WHEREAS, the City Staff has reviewed the information submitted and found <br />that, subject to conditions, the application complies with the Louisville zoning and <br />subdivision regulations and other applicable sections of the Louisville Municipal Code; <br />and <br />WHEREAS, after a duly noticed public hearing on the application on March 9, <br />2017, where evidence and testimony were entered into the record, including without <br />limitation the findings in the Louisville Planning Commission Staff Reports dated March <br />9, 2017, the Planning Commission forwarded a recommendation of approval to the City <br />Council for the minor subdivision of 533 County Road. <br />NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado does hereby approve a minor subdivision to create two separate <br />lots at 533 County Road, subject to the following conditions: <br />1. The Subdivider shall at its expense be responsible for improvement of the <br />alley adjoining Lot 2. The owner of Lot 2 shall be responsible for <br />maintenance of the alley improvements. Such requirements shall be set forth <br />in the subdivision agreement. <br />2. The maximum density for principal uses shall be limited to one single-family <br />dwelling per lot.
