ORDINANCE NO. 1757 <br />SERIES 2018 <br />AN ORDINANCE APPROVING THE REZONING OF LOT 1, NEODATA SUBDIVISION, <br />FROM THE OFFICE (0) ZONE DISTRICT TO THE BUSINESS OFFICE (BO) ZONE <br />DISTRICT <br />WHEREAS, Boulder Road LLC, a Colorado limited liability company, is the owner of <br />certain real property totalmg approximately 12 735 acres located at 833 South Boulder Road (also <br />referred to Lot 1, Neodata Subdivision, according to the plat thereof recorded at Reception No <br />500722, Boulder County Records), and <br />_ WHEREAS, said property was zoned to Office (0) m 1981, pursuant to Ordmance 714, <br />Series 1981, and <br />WHEREAS, the Office (0) zone district was repealed in 1984, pursuant to Ordinance 838, <br />Series 1984 and the applicant desires to rezone the property to a district within the City's currently <br />estabhshed zone districts; and <br />WHEREAS, the landowner of said property has submitted to the City Council of the City <br />of Louisville a request to approve a rezoning of the property from Office (0) to Busmess Office (B- <br />O), and <br />WHEREAS, the Louisville Planning Commission has held a public hearmg on the <br />proposed rezomng and has forwarded a recommendation to the City Council, and the City <br />Council has duly considered the Commission's recommendation, and <br />WHEREAS, the City Council has found that the current zoning is m error and reviewed the <br />proposed Busmess Office zoning classification, and fmds that a rezoning of the property to the <br />Business Office zoning district comphes with the comprehensive plan, Louisville zoning regulations <br />and other applicable sections of the Louisville Mumcipal Code, and <br />WHERAS, the City Council has held a public hearmg on the proposed rezoning and has <br />provided notice of the public hearing as provided by law, and <br />WHEREAS, the City Council has provided notice of a public hearmg on said ordmance by <br />publication as provided by law and held a public hearmg as provided m said notice, <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO: <br />Section 1. Pursuant to the zoning ordinance of the City, that certain property located at <br />833 South Boulder Road and legally descnbed in Exhibit A is hereby rezoned Business Office (B- <br />O) and the City zoning map shall be amended accordingly <br />Ordinance No. 1757, Series 2018 <br />Page 1 of 3 <br />
