RESOLUTION NO. 10 <br />SERIES 2000 <br /> <br /> A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN FOR <br />706 FRONT STREET AND 700 FRONT STREET (SITE IMPROVEMENTS ONLY) <br />LOTS 5 AND 6, BLOCK B, TOWN OF LOUISVILLE <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan for Lots 5 and 6, Block B, The Town of Louisville <br />(a.k.a. 706 and 700 Front Street); and <br /> <br /> WHEREAS, all materials related to the Final PUD Development Plan have been reviewed <br />by City Staff and the Planning Commission and found, with conditions, to be in compliance with <br />the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; <br />and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said Final PUD Development <br />Plan, the Planning Commission recommended conditional approval to the City Council; and <br /> <br /> WHEREAS, the applicant has agreed to comply with all of the Planning Commission <br />recommended conditions and City Council finds that said Final PUD Development Plan should <br />be approved, with the following conditions: <br /> <br />1. That an ALTA (or equivalent) survey be provided to verify property boundaries prior to <br /> recordation of the PUD; <br /> <br />That the Option 2 site plan be implemented, unless the applicant is unable to obtain the <br />necessary access easement or alley right of way by July 31, 2000 or prior to issuance of <br />a building permit, whichever occurs later; <br /> <br />o <br /> <br />That the final door design be subject to Staff review and approval for compliance with <br />the Downtown Design Handbook, including appropriate levels of window glazing for <br />the portions of the door above the flood elevation; and <br /> <br />That the applicant submits a shared parking and shared access easement between the <br />two properties for Staff review and approval and subsequent recordation with Boulder <br />County prior to or concurrent with recordation of the final PUD. <br /> <br /> NOW THEREFORE, BE IT RESOLVED, that the City Council of the City of <br />Louisville, Colorado does hereby approve a Final PUD Development Plan for Lot 14, Block 3, <br />CTC, First Filing, subject to the above conditions. <br /> <br /> <br />
