1111111111111111111111111111111111111111111111111111111111 03284515 <br /> Page:1 of 7 <br /> • <br /> 01/25/2013 0B:46.AM RF:$41.00 DF:$0.00 <br /> • Boulder County Clerk,CO <br /> ORDINANCE NO. 1569 <br /> SERIES 2010 <br /> AN ORDINANCE APPROVING PLANNED COMMUNITY ZONE DISTRICT — <br /> COMMERCIAL (PCZD-C) ZONING AND A GENERAL DEVELOPMENT PLAN FOR <br /> A 391.719-ACRE PARCEL KNOWN AS THE CONOCOPHILLIPS CAMPUS <br /> WHEREAS, there has been submitted to the Louisville City Council by ConocoPhillips <br /> Company a request to zone a 391.719-acre parcel owned by ConocoPhillips Company and the <br /> Louisville Fire Protection District, to be known as the ConocoPhillips Campus, as Planned <br /> Community Zone District—Commercial (PCZD-C); and <br /> WHEREAS, the legal description of the ConocoPhillips Campus property is set forth in <br /> Exhibit A attached hereto and incorporated herein by reference; and <br /> WHEREAS, the parcel subject to such zoning request includes the 79.922-acre <br /> ConocoPhillips Annexation parcel, which parcel has been annexed to the City by Ordinance No. <br /> 1568, Series 2010, and 311.797 acres of land previously annexed to the City and currently zoned as <br /> City of Louisville Industrial (I) and Agricultural(A); and <br /> WHEREAS, as required by Title 17 of the Louisville Municipal Code, there has been <br /> prepared a General Development Plan for the ConocoPhillips Campus, to provide for PCZD-C <br /> zoning of the property; and <br /> WHEREAS, the Louisville Planning Commission has held a duly noticed public hearing <br /> on the landowner's request and has forwarded its recommendation to the City Council regarding <br /> the zoning request and General Development Plan, and the City Council has duly considered the <br /> Planning Commission's recommendation; and <br /> WIIEREAS, the City Council held a duly noticed public hearing on the proposed zoning <br /> and General Development Plan commencing on March 16, 2010, at which evidence and <br /> testimony were entered into the record, including without limitation the findings in the City <br /> Council staff report and other documents as listed in such report; and <br /> WHEREAS, no protests were received by the City pursuant to C.R.S. § 31-23-305; and <br /> WHEREAS, based on the evidence and testimony in the record, the City Council finds <br /> the PCZD-C zoning classification complies with Louisville zoning regulations and policies, the <br /> principles and policies of the 2009 Citywide Comprehensive Plan, the requirements of the <br /> Planned Community Zone District chapter of the Louisville Municipal Code, and the criteria, <br /> requirements and provisions of other applicable sections of the Louisville Municipal Code, and <br /> that the zoning request and General Development Plan establishing the zoning of the <br /> ConocoPhillips Campus as PCZD-C should be approved. <br /> NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br /> OF LOUISVILLE, COLORADO: <br /> 1 <br /> 915 <br />
