RESOLUTION NO. 16 SERIES 2022 A RESOLUTION RECOMMENDING APPROVAL OF A GENERAL DEVELOPMENT PLAN AMENDMENT, A PLANNED UNIT DEVELOPMENT AMENDMENT, AND A FINAL PLAT WITH EASEMENT VACATIONS FOR A MIXED -USE DEVELOPMENT CONSISTING OF 38 RESIDENTIAL UNITS AND 40,562 SQUARE FEET OF COMMERCIAL AREA FOR BLOCK 11 OF NORTH END AT 1501 S BOULDER RD. WHEREAS, there has been submitted to the Louisville Planning Commission an application for a General Development Plan Amendment, a Planned Unit Development Amendment, and a Final Plat with easement vacations for a mixed -use development consisting of 38 residential units and 40,562 square feet of commercial area at Block 11 of North End (1501 South Boulder Rd).; and WHEREAS, City staff has reviewed the information submitted and found that the application complies with the Louisville zoning regulations and other applicable sections of the Louisville Municipal Code; and WHEREAS, the Planning Commission has considered the application at a duly noticed public hearing on November 10, 2022, where evidence and testimony where entered into the record. NOW THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Louisville, Colorado does hereby recommend approval of a General Development Plan Amendment, a Planned Unit Development Amendment, and a Final Plat with easement vacations for a mixed -use development consisting of 38 residential units and 40,562 square feet of commercial area at Block 11 of North End (1501 South Boulder Rd) with the following condition: 1. Prior to the City Council public hearing, the applicant shall incorporate the proposed tree lawn plan into the landscape plan, which has been received and admitted into the public record during the November loth 2022 Planning Commission hearing.
