ORDINANCE NO. 1785 <br />SERIES 2019 <br />AN ORDINANCE AMENDINGTHE BUSINESS CENTER AT CTC GENERAL <br />DEVELOPMENT PLAN REGARDING ALLOWED USES AND DEVELOPMENT <br />STANDARDS ON LOT 2, THE BUSINESS CENTER AT CTC REPLAT E AND LOT 6, <br />BLOCK 1, THE BUSINESS CENTER AT CTC LOCATED AT 1411 AND 1443 S <br />ARTHUR AVENUE <br />WHEREAS, CTC Gateway, LLC is the owner of Lot 2, The Business Center at CTC Replat <br />E and Lot 6, Block 1, The Business Center at CTC totaling 5 47 acres, which property is designated <br />as a portion of The Business Center at CTC General Development Plan property attached hereto as <br />Exhibit A (the "Property"), and <br />WHEREAS, both lots are currently zoned Planned Community Zone District — Industrial, <br />and permitted uses are set forth on the existing PCZD General Development Plan and, and <br />WHEREAS, CTC Gateway, LLC, the applicant, has submitted to the City a request for <br />approval of an amended PCZD General Development Plan for the Property, which amended Plan is <br />entitled The Business Center at CTC General Development Plan, Amendment G and a copy of which <br />is attached hereto as Exhibit A ("The Business Center at CTC General Development Plan Amendment <br />G"), and <br />WHEREAS, The Business Center at CTC General Development Plan Amendment G shall <br />serve to identify the zoning, permitted uses and development for the Property and shall serve as the <br />PCZD General Development Plan for the Property, in accordance with Title 17 of the Louisville <br />Municipal Code; and <br />WHEREAS, the Louisville Planning Commission has held a public hearing on October 10, <br />2019 for the proposed Business Center at CTC Amendment G for the Property and recommends <br />approval to the City Council, and <br />WHEREAS, the City Council has duly considered the Commission's recommendation, and <br />WHEREAS, the City Council has held a public hearing on November 4, 2019 for the <br />proposed Business Center at CTC Amendment G and has provided notice of the public hearing as <br />provided by law; and <br />WHEREAS, no protests were received by the City pursuant to C.R.S §31-23-305, and <br />WHEREAS, The Business Center at CTC Amendment G is consistent with the City of <br />Louisville 2013 Citywide Comprehensive Plan, <br />NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY <br />OF LOUISVILLE, COLORADO- <br />Ordinance No, 1785, Series 2019 <br />Page 1 of 3 <br />
