Mayer asked which document includes the maximum square footage for downtown that <br />Council discussed. <br /> <br />Davidson replied that it isn't contained in any of the documents. He explained that <br />Council expected a maximum square footage document for the core area, not a floor area <br />ratio. <br /> <br />RESOLUTION NO. 16, SERIES 1999 - A RESOLUTION APPROVING AN <br />AMENDMENT TO A FINAL PUD DEVELOPMENT PLAN TO CONSTRUCT A <br />CAFETERIA AT STORAGETEK <br /> <br />Howard requested to be excused from this discussion, as StorageTek employs him. <br /> <br />Davidson excused Howard and called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated that the applicant is requesting an Amendment to a <br />Final PUD Development Plan to construct a new, 26,500 square foot cafeteria <br />immediately adjacent to Buildings #8 and g9. The StorageTek Final PUD Development <br />Plan was last amended in 1996 authorizing the relocation of the visitor center and the <br />construction of a new sign, and associated entry amenities off of S. 96th Street. Prior to <br />that the Wellness Center (45,000 SF) was authorized by PUD amendment in 1991. <br /> <br />The cafeteria is proposed to be constructed immediately east of Building 8, and north of <br />Building 9 which are located in the northeast area of the StorageTek Campus. Corridors <br />to both Buildings 8 and 9 will connect the new building. The cafeteria will be located in a <br />portion of an existing 600-stall parking lot located immediately to the east of Buildings 8 <br />and 9. The cafeteria will eliminate approximately 180 existing parking spaces, leaving a <br />balance of 420 spaces. In the applicant's response letter dated February 1, 1999 the <br />utilization of the lot is currently at 75% - 80%. StorageTek estimates that the lot will need <br />a minimum of 400 spaces to meet future usage requirements. StorageTek has indicated <br />that future parking lot improvements are being contemplated which would re-orient the <br />lot to a radial design. Such a design would further reduce the number of parking spaces, <br />in which case a new parking lot would be constructed proximate to the uses served. <br /> <br />Based upon a gross site area of 5.72 acres, landscape and open space coverage is <br />proposed at 23%, plus an additional 3% from the pedestrian plaza area in front of the <br />proposed structure. <br /> <br />The landscape plan has been augmented with six additional trees since Planning <br />Commission review. Reed grasses have been substituted for sod in the area adjacent to <br />the northwest side of the cafeteria. The landscape plan reflects the installation of 48 trees <br />of which 36 are deciduous trees planted adjacent to the pedestrian plaza area. Fifteen <br />evergreen trees are indicated for a future planting area along Building 9. The evergreen <br />trees that were located along the corridor connecting Building 9 with the cafeteria have <br />been relocated to a more functional location between Building 9 and the pedestrian <br /> <br />10 <br /> <br /> <br />
