Mr. Cunningham stated the projection is for <br /> City of Louisville Tax only. <br /> Council member Clabots asked how many trips would the average single-family <br /> household make per day. Public Works Director Phare estimated about ten. <br /> Mayor Pro Tem Brown asked Public Works Director Phare to address the <br /> question as to whether the sewer systems can handle an additional twenty-five <br /> homes. Public Works Director Phare stated the sewer systems are well able to <br /> handle more than 25 homes. <br /> Council member Marsella asked Public Works Director Phare to address the <br /> traffic issues. Mr. Phare stated the Public Works Department has concerns. <br /> Council member Muckle inquired about the ability to get on to South Boulder <br /> Road safely and the placement of traffic signals. Public Works Director Phare <br /> stated the added traffic could be a challenge, and noted traffic signals would be <br /> of some benefit. <br /> Mayor Sisk stated the additional 25 homes, with three-car garages would <br /> exacerbate the traffic congestion on McCaslin Boulevard. He asked what <br /> McStain's position is on the traffic congestion. Ms. Rozier stated the impact from <br /> the incremental 7 to 25 homes is negligible. <br /> Mayor Sisk addressed the size of the lots as presented by Mr. Reed and asked if <br /> the number of houses could be reduced. Ms. Rozier stated they are requesting <br /> relief from the restrictions on the lot size. <br /> Eric Whitenberg, President and CEO of McStain Neighborhood stated the <br /> proposal allows the McStain to provide the open space, the green build homes <br /> with the solar energy feature, with an average lot size of 12,000 feet. He <br /> explained McStain cannot afford to build the required infrastructure for the <br /> subdivision with a lesser density. He stated there would be an incremental <br /> increase in cars on South Boulder R:oad but it would be negligible. He noted the <br /> McStain Home Owners Associations in their developments have never gone <br /> bankrupt. <br /> Council member Muckle asked City Attorney Light what the ramifications would <br /> be if the Council decided to remand the application back to the Planning <br /> Commission. City Attorney Light stated the applicant may withdraw their <br /> application if they wish or they may amend their preliminary PUD plan. <br /> Council member Sackett asked for a Staff recommendation. Planning Director <br /> Wood reviewed Staff's recommendation for conditional approval of the plan. <br />
