Davidson stated that it appears Council is discussing permission for the developer to <br />proceed through a Special Review Use to build something nicer than he would have built <br />otherwise. He questioned why Council would want to restrict the developer from doing <br />that. <br /> <br />Lathrop moved that Council approve Ordinance No. 1295, Series 1999 - An Ordinance <br />Amending Title 17 Of The Louisville Municipal Code, Entitled 'Zoning', By Amending <br />The Planned Community Zone District General Development Plan For Certain Land <br />Designated As The Business Center At C.T.C., on second and final reading, seconded by <br />Howard. <br /> <br />Sisk offered a friendly amendment that no drive-through facilities are allowed. <br /> <br />Keany offered a friendly amendment that there be no signage on the west or north faces <br />of the buildings. <br /> <br />Friendly amendments were accepted by Lathrop and Howard. <br /> <br />Roll call was taken. Motion passed by a 6-1 vote, with Mayer voting against. <br /> <br /> RESOLUTION #19, SERIES 1999, FINAL PUD AND MINOR REPLAT FOR <br />AMERICAN VARISEAL ON LOTS 3 AND 4, BLOCK 1, THE PARK AT CTC <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated that this subject property includes Lot 3 and part of <br />Lot 4, Block 1 of the Park at CTC. The applicant is American Variseal; a light <br />manufacturing company currently located in Broomfield. They are proposing to construct <br />a 55,535 square foot building on a 5.8-acre lot. Uses of the building would include office, <br />light manufacturing and warehousing. A potential Phase II is shown on all site plan <br />documents. However, no approval is being requested at this time for Phase II. The <br />potential footprint for Phase II is shown only in that it relates to the Phase I location of <br />other site improvements. The application also proposes to shift the lot line between Lots <br />3 and 4 approximately 90 feet to the east, increasing the size of Lot 3 by approximately <br />36,000 square feet. That request is being processed as a Minor Subdivision Replat, <br />concurrent with the PUD review. <br /> <br />The Planning Commission held a public hearing on this application on December 8, 1998 <br />and continued the application due to the number of outstanding issues related primarily to <br />architecture. On January 12, 1999, the Commission held a second public hearing and a <br />motion to approve the application failed by a vote of 5-2. The application therefore <br />comes to City Council with a negative recommendation from the Planning Commission. <br />Generally, the Commission's concern was with the use of metal siding on portions of the <br />building. <br /> <br />30 <br /> <br /> <br />
