Keany asked Lee whether the studios for professional work or teaching would include <br />uses such as gyms, health clubs, and gymnastics gyms. <br /> <br />Wood replied that he thought there is a separate recreational facilities use group for those <br />uses. <br /> <br />Keany asked Lee if he has any other uses for the two empty lots. <br /> <br />Lee replied, no. <br /> <br />Keany stated that he would like to see a restriction that there be no commercial signage to <br />the west or the north on any of the lots. He would prefer that the commercial signage <br />front towards the business park only, interior and not on the exterior of the building. <br /> <br />Lee replied that he believes this was agreed to in the previous PCZD, however, he would <br />not have any objections to the signage restrictions. <br /> <br />Howard expressed concern that Council approves limited zoning that could immediately <br />be used. He expressed support for a higher quality structure but stated that he is also <br />cautious that Council not give too much. <br /> <br />Lee explained that there are four different use groups, and this group allowed both office <br />and industrial. If it was an office use, it was required to meet the Commercial <br />Development Design Standards & Guidelines; however, if it was an industrial use, it <br />wasn't required to meet them. He stated that they are trying to upgrade the park but do not <br />want to be caught a position where, if they can't, they can't build a building. <br /> <br />Howard stated that he would be willing to accept a commitment from Lee to take any <br />opportunity there might be to upgrade the park. <br /> <br />Lee replied that he would be willing to do so. He stated that the two lots for Todd's <br />Gourmet Kitchen are his only concern at this point. He expressed willingness to apply <br />this to Lots 3 & 4, and limit it to restaurant use only. <br /> <br />Howard replied that Lots 1 & 2 are also part of this group; however, he would be willing <br />to accept Lee's best efforts to put offices on those lots. He explained that this would result <br />in Lots 1, 2, 3, & 4 being held to the higher Commercial Development Design Standards <br />& Guidelines standards. <br /> <br />Lee replied that with the exception of Lot 2, which is already built, he could do that. <br /> <br />Lathrop stated that this is a Special Review, and Council has discretion to approve or not <br />approve. He explained that approval often requires the applicant to do extra things, such <br />as Sisk's request for upgraded landscaping. <br /> <br />29 <br /> <br /> <br />
