Estimated the number of AM and PM peak hour trips that would be generated by the proposed uses <br />based on the Institute of Transportation Engineers (ITE) Trip Generation 11th Edition rates/equations <br />and methodologies. <br />8. Prepared AM and PM peak hour total future traffic forecasts based on background traffic forecasts plus <br />site traffic assignments for the 2026 (build -out), as well as 2045 (long-range) conditions. <br />9. Calculated total future levels of service for each of the key study intersections based on projected total <br />future traffic forecasts, and existing lane use and traffic controls. <br />10. Identified roadway improvements required to accommodate future traffic volumes, as necessary. <br />Sources of data for this analysis included the Institute of Transportation Engineers (ITE) Trip Generation, <br />11th edition, the Highway Capacity Guidelines HCM 7th, Synchro 12, King Soopers Stores, City of Louisville, <br />Colorado, CDOT, and the files/library of Galloway. <br />Site Description and Access <br />Site Conditions <br />The terrain proximate to and surrounding the site is generally classified as "level". <br />Hazardous Conditions <br />Based on the field reconnaissance in the vicinity of the subject site, no hazardous features or constraints <br />were identified. <br />Proposed Site Access <br />Access to the site is proposed via the existing right-in/right-out (RIRO) access on Centennial Pkwy, full <br />movement access on Centennial Pkwy,'/4 movement access on McCaslin Blvd, RIRO access on Dillon Rd, <br />two full movement accesses on Dillon Rd, and two full movement accesses on Century PI. <br />Existing Zoning <br />The subject site is currently zoned Planned Community Commercial (P-C) and is currently occupied by a <br />vacant commercial building, previously serving as a home improvement superstore use. Figure 1-3 depicts <br />the existing zoning associated with the subject property, as well as neighboring properties as shown on the <br />City of Louisville zoning map. <br />Nearby Uses <br />The properties surrounding the subject site are generally developed with commercial uses to the east and <br />south, and office uses to the west and north. <br />Galloway & Company, Inc. <br />8 <br />
