The parking and building are set back significantly from the future Dogwood Street: <br />parking a minimum of 35 feet and the building approximately 140 feet. A well- <br />landscaped stormwater detention pond is located in that setback area. Two access points <br />are proposed, each of which would be shared with the adjacent lot to the east and west. <br />Shared access easements will need to be recorded to formalize those common entry <br />points. A required fire access lane wraps around the entire building, and will be one-way <br />in portions because of its width. Service areas are in the rear of the building, including a <br />loading dock at the northeast comer of the building, on the east elevation. A meandering, <br />detached sidewalk is shown along Dogwood, with connections to the main entry of the <br />building. Various pedestrian amenities and employee break areas are also provided on the <br />site. <br /> <br />Parking is provided at a ratio of approximately 2.0 spaces per 1,000 square feet. That is <br />designed to meet the specific needs of this company. It is noted on the plans that other <br />proposed occupants of the building would need to demonstrate compliance with City <br />parking requirements for their proposed use. Without completion of Phase II, there are <br />many potential options for adding parking on the east side of the site. Portions of the <br />parking stalls are designed as compact, 8 feet by 16 feet spaces. Those total <br />approximately 25 percent. While the City does not typically encourage compact spaces, <br />they have been allowed, particularly on projects without much public use and when <br />limited to approximately 20 to 25 percent. Bike parking will be provided. <br /> <br />Landscape coverage is proposed at approximately 44 percent in Phase I, and 32 percent if <br />Phase II were built as shown. That does not include any pedestrian hardscaped areas. All <br />landscaping is proposed in Phase I. The Planning Commission and Staff generally believe <br />the landscape plan to be a strong component of the project, particularly the emphasis <br />given to streetscape landscaping. Organic mulch has been used in most planting beds, as <br />requested by Staff and the Commission. Only two limited areas of rock mulch remain. <br /> <br />Planning Commission and Staff have supported the general architectural design of the <br />building. The building is composed of three distinct parts. The office uses are located on <br />the west side of the building in a single-story structure with a synthetic stucco exterior <br />and extensive window glazing. The warehouse/manufacturing part of the building is to <br />the east and is taller and constructed of integrally colored CMU. The applicant proposes <br />two colors, one in a split faced block and the other a smooth faced block. The warehouse <br />section has several clerestory windows to provide natural light and add architectural <br />interest. A metal mesh screen has been proposed to extend above the parapet both to add <br />interest and to provide effective, consistent screening of rooftop mechanical units, as <br />viewed from Dogwood Street. The color is indicated as a light blue, to complement the <br />window tint and steel entry structure. <br /> <br />The center spine of the building joins the warehouse/manufacturing section with the <br />office section. It is proposed at two stories with a shed style, metal roof.
