Sisk moved that Council approve Ordinance No. 1296, Series 1999 - An Ordinance <br />Amending Article Iv, Section 1 Of Ordinance No. 544, May 17, 1977, As Amended By <br />Ordinance No. 1258, May 6, 1977, To Extend And Including June 15, 2001 The Electric <br />And Gaseous Fuel Franchise Granted By The City Of Louisville, Colorado, To Public <br />Service Company Of Colorado, seconded by Lathrop. <br /> <br />Roll call was taken. Motion passed by a 6-0 vote, with Keany absent. <br /> <br />RESOLUTION NO. 19, SERIES 1999 - FINAL PUD DEVELOPMENT PLAN AND <br />MINOR SUBDIVISION REPLAT, LOT 3 AND PART OF LOT 4, THE PARK AT <br />CTC <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated that City Council considered this final plat and <br />PUD application at their April 6 meeting. It came to Council without a recommendation <br />of approval from the Planning Commission. The lack of a recommendation of approval <br />was based primarily on the use of a metal siding material on the center portion of the <br />building. City Council's discussion on April 6 also centered on the use of that siding <br />material. Council considered the request and referred it back to the Commission for <br />reconsideration, with Council comments. <br /> <br />The Commission held an additional hearing on April 13. The applicant presented a <br />synthetic stucco material in-lieu of the metal siding, consistent with what was presented <br />as an alternative at the April 6 Council meeting. The roof on that portion of the building <br />remains a standing seam metal. That redesign was supported by the Commission and the <br />application was approved by a vote of 6 - 0, with 11 conditions. Because of the quick <br />turnaround for this City Council meeting, the plans have not been revised to comply with <br />all conditions. However, all but five of the conditions have been met and the applicant <br />has agreed in writing to comply with all recommended Commission conditions. <br /> <br />The subject property includes Lot 3 and part of Lot 4, Block 1 of the Park at CTC. The <br />applicant is American Variseal; a light manufacturing company currently located in <br />Brooomfield. They are proposing to construct a 55,535 square foot building on a 5.8-acre <br />lot. Uses of the building would include office, light manufacturing and warehousing. A <br />potential Phase II is shown on site plan documents. However, no approval is being <br />requested at this time for Phase II. The potential footprint for Phase II is shown only in <br />that it relates to the Phase I location of other site improvements. The application also <br />proposes to shift the lot line between Lots 3 and 4 approximately 90 feet to the east, <br />increasing the size of Lot 3 by approximately 36,000 square feet. That request is being <br />processed as a minor subdivision replat, concurrent with the PUD review. <br /> <br />The original request was for approval of a two-phase development plan. The applicant <br />has removed the request for approval of Phase II, and that is noted on the PUD plans. <br />However, there are still a few notes that reference 'potential' Phase II. <br /> <br /> <br />
