Building orientations now more fully integrate into the site reducing the appearance of a <br />rear elevation for the mixed-use building. <br /> <br />Landscape coverage for the site is 33.4%. Approximately 80% of that coverage is <br />landscaped with pedestrian plaza and hardscape areas at 20%. Total building, parking, <br />and driveway coverage is 67%, which is less than the Commercial Development Design <br />Standards & Guidelines maximum of 70%. <br /> <br />The site plan complies with the Commercial Development Design Guidelines and <br />Standards for both building and parking setbacks. The Commercial Development Design <br />Standards & Guidelines increased the required parking setback to 25 feet. Both Ruby <br />Tuesday and Outback Steakhouse have parking up to the 20-foot setback. The revised <br />PUD plan complies with the 25' parking setback from McCaslin Boulevard. The required <br />building setback from the internal private streets is 10' feet. The site plan reflects a <br />minimum building setback of 20' feet. <br /> <br />Access points into this site were established through the Parcel H overall Final PUD. The <br />drive opposite Ruby Tuesday's drive is consistent with that plan, as is the shared drive <br />with Outback Steakhouse. <br /> <br />The bank proposes a three bay, covered drive-through which is attached to the east side <br />of the bank. The access to the drive-through and queuing lane are fully separated from the <br />access points for the parcel in accordance with the Commercial Development Design <br />Standards & Guidelines. The bank proposes to have two ATM's, one located in the <br />pedestrian plaza, and the second on the drive lane immediately east of the covered drive- <br />through. <br /> <br />The Planning Commission requested that the applicant provide a traffic flow diagram, <br />including a directional sign program for the drive-in banking facility. The traffic flow for <br />the drive-through facility, to work smoothly, requires entry from the north access point. <br />To direct traffic coming directly in from McCaslin, as well as from Dillon Road, two <br />additional direction signs have been added to the PUD. One sign will be installed at the <br />northerly access point, the second at the northeast corner of the parcel for the benefit of <br />traffic coming in from Dillon Road. Such signs may not exceed an area of 5 SF, or an <br />overall height of 30". <br /> <br />The Planning Commission recommended that the width of the drive located immediately <br />to the east of the drive-through facility be reduced from 24' to 12'. A reduction of drive <br />width has allowed for an increase in landscape coverage immediately east of the drive- <br />through. <br /> <br />The PUD has been revised to provide pedestrian crossings across proposed drives <br />associated with the mixed-use building, as well as a pedestrian link to the west perimeter <br />sidewalk adjacent to McCaslin Blvd. The PUD reflects that all pedestrian crossings are <br />constructed of accent paving, and a sidewalk has been added along the east elevation of <br /> <br />13 <br /> <br /> <br />
