<br /> -. <br /> [}Jflj@fA&T? <br /> COUNCIL COMMUNICATION <br /> TO: MAYOR AND CITY COUNCIL <br /> FROM: HEATHER BALSER, INTERIM CITY MANAGER <br /> DATE: January 2, 2007 <br /> SUBJECT: Resolution No.1, Series 2007, a Final Planned Unit Development (PUD) Plan <br /> for 1775 Cherry Street, Lots 9 - 14, Block 5, Colorado Technology Center <br /> Filing No.1 <br /> BACKGROUND: <br /> The applicant/owner is requesting approval of a final planned unit development (PUD) plan to allow for <br /> the construction of a 130,187 square foot flex office / warehouse building in the Colorado Technology <br /> Center. This project requires the consolidation of lots 9 through 14, Block 5 of the Colorado Technology <br /> Center Filing No.1, which is approximately 8.91 acres in size. Therefore, a Covenant Agreement will be <br /> required to consolidate these properties. <br /> The proposed building is designed for multiple tenants including a mix of office, light manufacturing, <br /> industrial and warehouse uses. The building proposal is subject to the design standards of the Industrial <br /> Development and Design Standards and Guidelines (IDDSG). <br /> SUMMARY AND STAFF COMMENTS: <br /> Grading and Site Plan: <br /> The proposed building is approximately 130,187 square feet, and allows for parking on all sides of the <br /> development, as well as loading docks in the rear of the building (located on the south side of the <br /> building). <br /> Property access is provided by 3 separate access points along Cherry Street, which offers good internal <br /> circulation. <br /> The property currently has a grade drop of approximately 17 feet from east to west. For the applicant to <br /> provide one continuous floor elevation for the 900 foot building, there needs to be a certain degree of <br /> regarding and fill to make the finished floor elevation plumb (the finished floor elevation is 5,309.0). <br /> Because of this, the applicant is required to retain the proposed detention pond on the east side of the <br /> parking lot. <br /> It should be noted that the retaining walls proposed for the detention pond exceed 30" in height (they are <br /> 48" in height). According to the IDDSG, if the wall is to be higher than 30", then there must be safety <br /> measures taken to insure the public safety. It is required that either a railing, fence or hedge be placed <br /> along the edge to prevent any potential hazards. That applicant has agreed to place landscape hedges <br /> along the top of the retaining walls to provide the necessary buffer. <br /> 1!5 SUBJECT Resolution No.1, Series 2007.
