<br /> -. <br /> [}Jflj@fA&T? <br /> P AGE TWO <br /> SUBJECT: Resolution No.1, Series 2007, a Final Planned Unit Development (PUD) Plan for 1775 <br /> Cherry Street, Lots 9 - 14, Block 5, Colorado Technology Center Filing No.1 <br /> DATE: January 2,2007 <br /> Landscape Plan: <br /> IDDSG landscape requirements, in particular, minimum material quantities have been met or excel~ded. <br /> The summary table, on Sheet 10, indicates full compliance with landscape coverage requirements. Per <br /> the IDDSG, each lot has a minimum landscape coverage requirement of 25 percent, which can include <br /> some pedestrian hardscape areas. <br /> ParkinJ!: <br /> The parking provided on the PUD varies by use, but meets the minimum parking ratio of2.0 spaces per <br /> 1,000 square feet. Therefore the parking indicated on the site plan complies with the parking <br /> requirements required in the IDDSG. Per the parking regulations in the IDDSG, the minimum on-site <br /> parking needed for a ratio of2.0:l,000 square feet is 260 spaces. <br /> SiJ!naJ!e: <br /> According to the applicant's narrative (see attached), the applicant is requesting a waiver to the allotted <br /> wall sign and monument sign regulations established in the IDDSG and the Sign Code. The waive:r <br /> request is to permit three (3) 5' X 8' (40 square foot each) monument signs and six (6) 2' X 20' (40 <br /> square foot) wall signs for a total of240 square feet. <br /> Due to the length of the proposed structure, the existing signage allowance is quite small in comparison <br /> and there is the potential for a varied number of tenants. Therefore, a sign waiver to allow for more wall <br /> signage is acceptable. For wall signage, the code states "surface mounted signs shall not exceed 1:5 <br /> square feet of surface area each, nor exceed 80 square feet total per building." According to the attached <br /> architectural elevations, the proposed signage does not seem to be over stated nor over-bearing on the <br /> proposed structure. Therefore, the proposed size increase is not considered a substantial detriment to the <br /> building nor the surrounding area. However, Staff recommends a condition that states "Wall signs may <br /> only be 40 square feet, one sign not to exceed 40 square feet, regardless if the building has one or six <br /> tenants. At no time shall any tenant be permitted more than 40 square feet of signage." <br /> Architecture: <br /> Building design and materials are in compliance with the standards of the IDDSG. Even though the <br /> building is quite large in length, the building architecture and footprint are articulated to sufficiently <br /> comply with the IDDSG. The applicant has provided a color scheme, parapet variations, reveals, pop- <br /> outs and entry features to break up the extended length and to provide a certain degree of pedestrian scale <br /> to the proposed building. The overall height of the building is approximately 32', to the top of the <br /> highest parapet. <br /> Because the building is located along Cherry Street, and does not have any other frontage, the Public <br /> Zone of the building only affects the depth of the building from Cherry Street, halfway back through the <br /> property. The applicant has taken precautions to ensure the public zone of this building is pleasant to the <br /> eye. Staff believes this structure is in compliance with the standards established in the IDDSG. <br /> PLANNING COMMISSION ACTION: <br /> The Planning Commission held a public hearing on December 14,2006 and by a vote of 6:0 forwarded a <br />
