<br /> .- <br /> [}Jflj@fA&T? <br /> Letter ofIntent ~~~;;Z~~ @i <br /> Proposed Building 1775 Cherry <br /> Colorado Tech Center PLANNING I <br /> October 19, 2006 The proposed Building 1775 Cherry is 130,187 square feet and will be sited on <br /> Lots 9, 10, 11, 12, 13 and 14, Block 5, Colorado Technological Center First Filing. <br /> These lots total 8.91 acres (388,120 square feet). <br /> The property is zoned I-Industrial and the proposed improvements will comply <br /> with the City of Louisville Industrial Development Design Standards & Guidelines <br /> except for parking requirements. Even though the parking provided does not satisfY the 2 <br /> spaces per 1000 SF requirement (design is at 1.88 spaces per 1000 SF) the site design <br /> provides for future office parking at loading docks and service areas with the capability to <br /> provide up to 3.58 spaces per 1000 SF depending upon tenant requirements. <br /> Building 1775 Cherry will be developed as a speculative real estate investment in <br /> that there are no tenants at this time to define the proposed uses. It is anticipated that <br /> tenants will be similar to our other buildings located in Colorado Tech Center at <br /> 321 South Taylor Avenue, 346 South Arthur Avenue and 1480 Arthur Avenue as well as <br /> the Building 1795 currently under construction on Dogwood Street. <br /> Uses will include a mixture of office, light manufacturing, industrial and <br /> warehouse with multiple tenants occupying the building. <br /> Building 1775 Cherry includes the following features: <br /> . Site cast concrete tilt-up construction with north, west and east building <br /> elevations incorporating both storefront and punched window openings. <br /> . Three color paint scheme with course textured coating finish (proposed <br /> building colors are attached). <br /> . Window systems shall be clear anodized aluminum with low e green tinted glass. <br /> . Minimum 24 feet interior clear height with parapet heights varying from 128' 3" <br /> AFFto 131' 6" AFF. <br /> . Service flexibility with multiple dock high and drive-in doors at the south <br /> building elevation. <br /> . Increased electrical service capacity. <br /> . Fully sprinklered. <br /> . Parking flexibility as described above. <br /> . Employee break areas with both areas including a sun shelter. <br /> . Alternative for an exterior equipment storage yard depending upon tenant <br /> requirements. <br />
