Limited community serving <br />amenities at key locations support quality of life. <br />Location: This Placetype serves as a transition <br />between single-family neighborhoods, mixed - <br />use, and employment centers. It is best suited for <br />areas with access to jobs, transit, retail centers, <br />parks, and open spaces. to promote walkability, <br />and access to parks and open spaces. Ideal <br />locations include areas adjacent to near <br />McCaslin Boulevard, Downtown, South Boulder <br />Road, and Redtail Ridge. <br />Transportation and Connectivity <br />• Ensure a well-connected street network with <br />collectors and arterials to support smooth <br />traffic flow and local access. <br />• Support efficient transportation with safe, <br />accessible bicycle infrastructure, including <br />protected bike lanes and multi -use paths. <br />• Provide wide, pedestrian -friendly sidewalks <br />on both sides of the roadway to connect <br />homes with parks, schools, and mixed -use <br />areas. <br />• Implement traffic calming measures such <br />as safe crossings, landscaping, and speed <br />controls to enhance pedestrian and cyclist <br />safety. <br />Uses <br />Primary: Single-family, ADUs, duplexes, <br />townhomes, rowhomes, and multi -family housing <br />in appropriate locations. <br />Secondary: Neighborhood -serving retail and <br />amenities, such as small parks, community <br />centers, and community facilities. <br />Density and Scale: 8-18 DU/acre; Up to three 3 <br />stories. <br />Development Considerations <br />• Architecture should be consistent with the <br />neighborhood. <br />• Site design should consider walkability, shared <br />spaces and community amenities. <br />• Limited commercial and retail uses may be <br />considered along primary corridors and key <br />intersections that may include neighborhood <br />amenities such as a community centers, <br />places of worship, and/or schools.Locate <br />developments near transit with connected <br />sidewalks, bike lanes, and trails. <br />• Promote a strong sense of place in courtyards, <br />parks, and open spaces for gathering and <br />recreation. <br />42 I Factors Influencing Growth <br />LOUISVILLE COMPREHENSIVE PLAN <br />
