Housing types may include <br />duplexes, triplexes, townhomes, condominiums, <br />and apartments. Ground -floor retail, such as <br />neighborhood `corner stores', is encouraged to <br />provide local goods and services. <br />Location: Located at the intersections of <br />arterial and collector roadways or along active <br />corridors with strong multimodal access. Ideal at <br />community `nodes' such as Redtail Ridge, South <br />Boulder Road, and Centennial Parkway, where <br />additional housing supports local vibrancy and <br />activity. <br />Transportation and Connectivity <br />• Design streets that accommodate vehicles, <br />pedestrians, and bicyclists while supporting <br />a vibrant, mixed -use environment. <br />• Encourage transit stops and prioritize safe, <br />efficient bike travel with dedicated bicycle <br />facilities that are designed with consideration <br />of vehicle volume and speed. <br />• Provide on -street parking options to enhance <br />accessibility and convenience. <br />• Prioritize pedestrian comfort and safety with <br />wide sidewalks, modest building setbacks, <br />and active street -level design. <br />• Incorporate landscaping, public art, seating, <br />and pedestrian -scale lighting to create <br />an inviting atmosphere and support local <br />businesses. <br />Uses <br />Primary: Multifamily housing and ground floor <br />retail. <br />Secondary: Office, community spaces, and <br />community facilities. <br />Density and Scale:18-30 DU/acre; Up to 3 stories. <br />Development Considerations <br />• Integrate residential, commercial, and <br />open space to create vibrant, walkable <br />neighborhoods that support foot traffic and <br />economic vitality. <br />• Place retail and office hubs strategically to <br />serve residents' daily needs. <br />• Incorporate shared gathering areas for <br />recreation and social interaction. <br />• Ensure access to employment and services <br />through nearby transit stops and retail hubs. <br />• Include active ground floor retail at certain <br />locations, such as cafes and community <br />spaces, at street level to enhance <br />neighborhood vibrancy.
