Preliminary Internal Review Draft <br />Regional Center <br />Community Character <br />Description: Regional Centers focus on transit - <br />oriented development, featuring high -density <br />housing and ground -floor retail or office uses. <br />These hubs serve as focal points for community <br />activity. <br />Location: These centers are centrally located <br />and ideally situated near high -frequency <br />transit stations, such as along Highway 36 or <br />at the former Cinnebarre movie theater site. <br />Locations with access to primary collector roads <br />like McCaslin Blvd are prioritized to support <br />multimodal connectivity and regional access. <br />Transportation and Connectivity <br />• Incorporate landscaping, public art, <br />signage, pedestrian -scale lighting, and <br />gathering spaces to support walkability and <br />placemaking along primary corridors. <br />• Design transit stations along US Highway 36 <br />that act as mobility hubs, providing seamless <br />to Louisville Regional Transportation District <br />(RTD) connections, sheltered stops, and <br />accessible routes for pedestrians and <br />bicyclists. <br />• Support creative parking strategies to <br />maximize land use efficiency and support <br />high -density development and transit. <br />• Prioritize pedestrian -friendly design with <br />wide sidewalks, minimal setbacks, and <br />vibrant streetscapes that encourage <br />walkability and community interaction. <br />Uses <br />Primary: High -density residential paired with <br />ground floor retail, restaurants, and entertainment. <br />Secondary: Commercial or office spaces and <br />shared gathering areas such as a community <br />green. <br />Density and Scale: 30-40 DU/acre; up to five in <br />some locations adjacent to Hwy. 36. <br />Development Considerations <br />• Support vibrant, community -oriented <br />environments through a mix of uses including <br />higher -density housing combined with retail/ <br />commercial, office, and public spaces. <br />• Encourage compact, vertical, transit -oriented <br />development near transit hubs to support <br />accessible communities with diverse <br />amenities and services. <br />• Public plazas, parks, and art installations will <br />enhance the sense of place and encourage <br />social interaction. <br />Factors Influencing Growth 145 <br />
