Preliminary Internal Review Draft <br />LAND USE CLASSIFICATIONS <br />Commercial Corridor <br />Community Character <br />Description: Active commercial districts with <br />retail and office uses supporting business <br />activity and employment opportunities. <br />Location: Commercial areas are located <br />along major thoroughfares such as US 36, <br />McCaslin Boulevard and portions of South <br />Boulder Road. These corridors should include <br />retail, restaurants, office, region -serving <br />businesses, `big -box' type stores, and other daily <br />conveniences in the city. <br />Transportation and Connectivity <br />• Design corridors to support safe and efficient <br />vehicular movement.. <br />• Reduce surface lots through infill <br />development and/or the creation of active <br />public spaces to support services. <br />• Implement or enhance dedicated protected <br />bike lanes or multi -use path along McCaslin <br />Boulevard. <br />• Implement safe and comfortable bike facility <br />on South Boulder Road according to the <br />2025-2026 South Boulder Road Study. <br />• Enhance regional mobility by supporting <br />transit hubs, transit -oriented development, <br />and future RTD service expansions, with <br />well-equipped stops that include shelters, <br />seating, and clear signage. <br />• Incorporate safe pedestrian underpasses <br />at key intersections, as reflected in The <br />Transportation map and subsequent Goals <br />and Strategies. Incorporate landscaping, <br />seating areas, ample pedestrian -scale <br />lighting, and public art to enhance comfort <br />and visual appeal <br />Uses <br />Primary: Retail and office. <br />Secondary: Limited residential or light industrial. <br />Density and Scale: 3 stories, up to 4 stories near <br />US 36. <br />Development Considerations <br />• Ensure commercial areas provide essential <br />goods and services with strong connectivity <br />and visibility. <br />• Implement clear signage and wayfinding to <br />improve navigation and access. <br />• Design safe intersections and roadways, <br />particularly along McCaslin Boulevard and <br />South Boulder Road, to balance vehicle <br />access and pedestrian safety. <br />• Prioritize community character in building <br />design, streetscapes, and public spaces to <br />create a distinct sense of place. <br />46 I Factors Influencing Growth <br />LOUISVILLE COMPREHENSIVE PLAN <br />
