Preliminary Internal Review Draft <br />Flex Office Industrial District <br />Community Character <br />Description: Flexible employment areas to <br />accommodate light industrial, office, and <br />supporting retail These areas may include <br />business incubators and complementary uses <br />such as breweries or distilleries. Light industrial <br />uses integrated with office, retail, research <br />and development, medical, educational, and <br />technical facilities. <br />Location: These employment centers benefit <br />from proximity to transit and major throughfares <br />for commuting employees Proximity to transit <br />and major roads to ensure access for both trucks <br />and deliveries as well as employees. Residential <br />may be considered where it complements <br />surrounding uses and does not conflict with <br />industrial activity. Development should carefully <br />consider adjacency to existing residential areas <br />and open spaces, particularly for storage, <br />warehousing, and distribution facilities. <br />Appropriate locations include Redtail Ridge, the <br />Colorado Technology Center (CTC) campus, and <br />existing areas along Centennial Boulevard. <br />Transportation and Connectivity <br />• Ensure connections between industrial areas <br />and US Highway 36 for efficient truck and <br />delivery movement and to streamline truck <br />and delivery routes while minimizing impacts <br />on local streets. <br />• Apply traffic calming to local streets to <br />encourage use of arterial and collector <br />streets for through -travel. <br />• Integrate RTD services and multi -modal <br />transportation options for improved <br />connectivity. <br />• Ensure roadway design reference Louisville <br />Design & Construction Standards in order <br />to implement comfortable bicycle and <br />pedestrian facilities. <br />• Provide designated bike lanes, bike <br />racks, and pedestrian pathways to ensure <br />accessibility and safety for all users. <br />Uses <br />Primary: Retail, light industrial, and office. <br />Secondary: Limited residential to support <br />employment, retail or research labs. <br />Density and Scale: Up to 3 stories. <br />Development Considerations <br />• Encourage a mix of office, industrial, <br />production, innovation, and business <br />incubator spaces to drive innovation and job <br />creation and foster economic growth. <br />• Incorporate small-scale retail within industrial <br />areas to support economic activity and <br />increase foot traffic. <br />• Promote collaborative synergies by co - <br />locating creative and innovative industries and <br />integrate workspaces with innovation hubs <br />and small gathering spaces to encourage <br />collaboration and creativity. <br />• Address impacts near existing residential <br />areas or open spaces, especially for land uses <br />that generate noise, light pollution, and other <br />impacts. <br />• Incorporate parks and open spaces to <br />enhance workplace wellness and provide <br />opportunities for outdoor activity. <br />Factors Influencing Growth 147 <br />
