Preliminary Internal Review Draft <br />DEVELOPMENT OPPORTUNITY AREAS (DO) <br />The following Goals and Strategies promote dynamic redevelopment in <br />key areas that support mixed -use activity, housing diversity, pedestrian - <br />friendly design, public spaces, and catalysts for redevelopment in areas <br />of opportunity. <br />Goal DO.1. Area 1: South <br />Boulder Road Corridor- Explore <br />opportunities for infill development <br />to support the evolution of South <br />Boulder Road to a mixed -use <br />corridor. <br />Strategy <br />A. Encourage residential and mixed - <br />use development that integrates <br />housing, open space, and <br />commercial elements to create <br />vibrant, walkable neighborhoods. <br />B. Orient buildings, plazas, and <br />sidewalks towards South Boulder <br />Road, placing parking lots to the <br />side or rear of buildings, to foster a <br />sense of place and walkability. <br />C. Promote adaptive reuse of vacant <br />parking lots and infill development <br />of underutilized commercial <br />properties provides residential, <br />retail, and office uses. <br />D. Ensure appropriate transitions <br />between high and mid -density <br />development to areas of low- <br />density residential to preserve <br />neighborhood character. <br />E. Expand and maintain accessible <br />parks and open spaces to support <br />recreation and family -friendly <br />neighborhoods. Connect parks <br />with trails and greenways to <br />schools and commercial areas. <br />F. Implement multimodal <br />investments from the South <br />Boulder Road Corridor Study/ <br />Connectivity Plan, including new <br />high -comfort pedestrian and bike <br />crossings. <br />G. Construct an underpass <br />connecting Coyote Run Open <br />Space to northern parks and <br />open spaces, ensuring safe and <br />convenient pedestrian access. <br />H. Expand the trail network to <br />connect to adjacent parks and <br />open spaces surrounding South <br />Boulder Road. <br />I.
