Preliminary Internal Review Draft <br />DEVELOPMENT OPPORTUNITIES (DO) <br />Goal DO.3. Area 3: McCaslin <br />Boulevard Corridor- Support the <br />vitality of the McCaslin Boulevard <br />Corridor as the city's primary <br />shopping destination. <br />Strategy <br />A. Encourage redevelopment of <br />underutilized areas along the <br />McCaslin Boulevard Corridor <br />into a vibrant neighborhood that <br />integrates mixed -use development, <br />residential areas, and green <br />pathways. <br />B. Encourage transit -oriented <br />development around the former <br />Cinebarre theater site, increasing <br />housing density and expanding <br />retail opportunities. Support the <br />redevelopment of the Cinebarre <br />property. Update zoning <br />regulations to allow for mid- and <br />high -density residential uses, <br />promoting a diverse range of <br />housing types. <br />C. Allow for a mid -density residential <br />and mixed neighborhood on <br />the western side of McCaslin <br />Boulevard, ensuring compatibility <br />with existing neighborhoods while <br />maintaining the area's character. <br />D. Foster development of a <br />neighborhood identity on the <br />west side of McCaslin through <br />coordinated development <br />and provision of public places <br />and amenities to support the <br />neighborhood character. <br />E. Leverage the corridor's adjacency <br />to Highway 36 to strengthen its <br />role as a commercial hub that <br />attracts regional visitors and <br />supports local business growth. <br />F. Support additional commercial, <br />office and research uses if market <br />conditions exist and appropriate <br />buffers and transitions are <br />provided to new residential and <br />mixed use neighborhoods. <br />G. Enhance pedestrian and bicycle <br />safety along McCaslin Boulevard <br />through infrastructure upgrades, <br />which may include safer crossings, <br />multiuse paths, improved <br />sidewalks, and protected bike <br />lanes. <br />H. Develop streetscape <br />enhancements including <br />connected sidewalks, safe <br />crossings, street amenities, <br />and landscaping that promote <br />walkability, increase human <br />comfort, and create a more inviting, <br />accessible corridor for all users. <br />I. Support expanded RTD and Bus <br />Rapid Transit service to improve <br />public transportation options and <br />reduce car dependency. <br />J. Connect future development <br />to Davidson Mesa Open Space <br />and surrounding areas through a <br />network of green pathways, trails, <br />and open spaces. <br />K. Incorporate a central greenspace <br />or community space within higher - <br />density areas to provide gathering <br />spaces that support both residents <br />and visitors. <br />L. Maintain and enhance areas <br />with mature landscaping as <br />redevelopment occurs and <br />with any public infrastructure <br />improvements. <br />M. Maintain the natural slope of the <br />land as redevelopment occurs to <br />the extent practical. <br />N.
