Mayer asked Wood for Planning Commission's reasoning for limiting the number of dock <br />doors. <br /> <br />Wood replied that he was not able to attend the Planning Commission meeting. He stated <br />that, on the Preliminary PUD, the Commission was looking to limit the number of doors <br />to minimize exposure for the adjoining right-of-way. <br /> <br />Mayer expressed a concern for trailer parking and questioned whether the site would <br />contain semi-permanent trailer parking. <br /> <br />West replied that R&D software development, etc. typically use smaller trucks. The door <br />docks are not for over-the-road vehicles but for smaller, panel-type trucks. He reviewed <br />the door zones and bay specifications. He explained that the door docks are inset, <br />allowing them to be screened with landscaping and by the building itself. <br /> <br />Mayer complimented the applicant on the building articulation and the transition to the <br />higher grade of the property. He thanked West for working together with staff to produce <br />a high-quality plan and expressed support for the request to provide additional dock <br />doors. <br /> <br />Sisk asked West for assurance that this development plan meets or exceeds the yet-to-be- <br />adopted industrial guidelines proposed by the steering committee which West is a <br />member of. <br /> <br />West replied, yes. <br /> <br />Sisk asked West if he agrees to the seven conditions of approval from the Planning <br />Commission and that he is requesting the addition of two bays on the middle building. <br /> <br />West replied that he is not requesting an additional zone, he is requesting the option for <br />six doors, two per zone, on the middle building. He explained that they have added a note <br />that requires a landscape percentage of no less than twenty-five percent as a condition for <br />adding a driveway to accommodate the additional doors. <br /> <br />Sisk complimented West and Jon Lee on the quality of this project. <br /> <br />Levihn commended the applicant on the appearance of the project. He asked Wood <br />whether the staff's concerns regarding specification for the loading door lights has been <br />addressed. <br /> <br />Wood replied that they are requesting detail to ensure the lights are a down-directed <br />fixture. <br /> <br />West agreed to provide the detail. <br /> <br />12 <br /> <br /> <br />
