lighting for the safe evening use of the property, and therefore, believes that additional <br />work could be done to further limit parking lot lighting levels to focus lighting on <br />primary parking areas and site entrances. <br /> <br />The Commission approved this application at their June 8 meeting, with the 24 conditions <br />contained in Resolution 4/28. The conditions that remain outstanding are listed as follows: <br />1. That all existing easements no longer needed on this plat are vacated by separate <br /> easement vacation ordinance, after recordation of the subdivision replat and prior to <br /> issuance of any building permits on these lots. <br />2. That the City Staff shall review and approve the proposed cross access easement prior <br /> to recordation with Boulder County, and prior to issuance of any building permits. <br />3. That the City shall review and approve the declaration regarding maintenance of <br /> Outlot M prior to recordation with Boulder County, and prior to issuance of any <br /> building permits. <br />4. That two additional utility easement stub outs are provided to the vacant properties to <br /> the east and south to preserve the opportunity to provide water service to those lots <br /> from the public water line running through this site. <br />5. That an additional street tree is provided at the entry at the northeast corner of the <br /> development. <br />6. That at either side of each of the main entries, the bottom section of windows be <br /> removed to better define the main entries, and to break the long continuous window <br /> pattern. <br />7. That the overall parking lot lighting shall be reduced while focusing parking lot <br /> lighting on main drive aisles and primary parking areas. <br /> <br />Staff is recommending two minor additional conditions. These issues were both discussed <br />in our Planning Commission Staff Report, but were not reflected in our recommended <br />conditions of approval. <br /> <br />8. That loading door lights be limited to fully shielded, complete cut off, 175-watt, metal <br /> halide fixtures, and shown on the PUD plans. <br />9. That the six parking spaces adjacent to the street to the north of Building K, which <br /> conflict with a proposed retaining wall are either removed, or the retaining wall <br /> redesigned to eliminate the conflict. <br /> <br />Davidson called for the applicant presentation. <br /> <br />Bob West, Oz Architecture, 1820 Folsom Street, Boulder, Colorado, stated that they are <br />excited to present what they hope will be the first true 'flex' building approved at CTC. <br />He presented a brief review of the buildings and the changes that have been made. He <br />requested that Council reconsider Planning Commission's recommendation to limit the <br />number of dock doors. He explained that each building contains zones where dock doors <br />can be located. He stated that they would like the center building to have the option to <br />provide six dock doors and was then available to answer any questions. <br /> <br />Davidson called for Council comments and questions. <br /> <br />11 <br /> <br /> <br />
