Due 2/28/07 Expect to <br />be a high performer with SEMAP. We may get funded at 87% next year, so we may have to <br />address what that will mean to LHA. <br /> <br />Motion to approve by Terri Abbott, seconded by Doris Fasbender; motion approved <br />unanimously and carried. <br /> <br />Frank presented Resolution 2007-02: A Resolution for the Purpose of Approving the 2006 <br />RealEstate Assessment Center (REA C) Annual Report Submission as Mandated by the <br />United States Department Of Housing And Urban Development (HUD) for the Public <br />Housing Program of the Housing Authority of the City Of Louisville <br /> <br />This is our Management Assessment submission. This has to do with Hillside (Public Housing). <br />Only COl1,cern was the unit turnaround time for a vacancy at Hillside in 2006. The move-out date <br />was 3/31106 and we took extra time making sure we could get a family that needed ADA <br />accessibility leased up there. It changed the turnaround time to about 40 days. <br /> <br />Motion to approve by Terri Abbott, seconded by Callan; motion approved and carried. <br /> <br />HMSautomation update: Implementing automation of PO, encumbrance, inventory tracking. <br />Expenditures will be tied to units, and work orders. It will eliminate paperwork work. This will <br />. be a significant step in streamlining work. This should be implemented in mid-February and up <br />and running in March. <br /> <br />Finance Report: Lisa Bangs <br /> <br />Proposed Rent Schedule. Sunnyside has not been updated in years. Full year would bring in <br />$27K additional revenue. The increase would not go into effect until the rental lease is up.. The <br />Board felt the increase at Acme, $50 increase, would be too high. The reason we want to go <br />higher there is because we pay electricity at that site. After much discussion and since this will <br />not directly affect the residents at Acme since they are voucher holders, the Board agreed on a <br />$50 increase. <br /> <br />Rental costs in Louisville have decreased since 2000 but during 2006 are now on the increase. <br />There are risks to increase or not increase. We have not had a rent increase in at least 4 years. <br />Maybe give month-to-month leases 60 days to implement. For those on a yearly lease, at the end <br />of their lease. <br /> <br />Reconsider the $50 increase at Acme. Make the business decision on whether to increase or not, <br />then the voucher part will follow. Let BCHA test the month-to-month on where we are headed <br />
