<br />4. The Subdivider shall modify the bulk standards table on Panel P-2 of the PUD, addressing <br /> the modifications: <br /> a. Minimum lot area for single fi7mily construction shall be increased to 4,000 square <br /> feet. <br /> b. Minimum lot areas for Lots 1 and 2, Block 1, and Lot 4, Block 2 should be stated at <br /> their respective lot sizes. <br /> c. Minimum setbacks between buildings shall be no less than 10 feet. <br /> d. Clarify intent of 'Minimum Setback for All Buildings '. <br /> e. Modify notes to state that, 'Building Height is measured in accordance with <br /> Louisville Municipal Code '. <br />6. Subdivider shall modify Panel P-3 of the PUD pertaining to the cross section (Section A) of <br />the ditch and trail corridor to clarify maintenance responsibility and address modifications as <br />requested by Department of Land Management Memorandum dated November 29, 2006. Modify <br />trail cross sections as requested by Department of Land Management. <br />7. Subdivider shall modify Panel P-3 of the PUD to clarify both the placement offences and the <br />role of the City in enforcingfence standards., which modifications shall be subject to Planning <br />Department approval.. The section in the Bulk Standards relating to fence standards should be <br />modified to reflect correct heights of specified fence details, as directed by Planning Department. <br />8. Subdivider shall modify Panel P-2 of the PUD to delete note placed on Outlot I referring to <br />pump station road way. <br />9. Subdivider shall modify Panels P-2, P-3, P-4 of the PUD. Turning circles on Hecla drive <br />should be identified correctly as Outlots F and G. <br />10. Subdivider shall modify Panel P-4 of the PUD to designate Hecla Lake as Phase 1-A. <br />11. Subdivider shall modify the PUD in accordance with modifications as requested by <br />Department of Land Management Memorandum dated November 29, 2006. <br />12. Subdivider shall execute a Subdivision Agreement in form required by the City, which <br />Agreement shall include a Phasing Plan establishing deadlines for completion of the parks, <br />trails, Hecla Lake improvements and other public improvements. <br />13. Modify trail references to further clarify locations of concrete and soft-surface trails. <br />Modifications shall be subject to Department of Land Management approval. <br /> NOW THEREFORE, BE IT RESOLVED that the City Council of the City of <br />Louisville, Colorado, based on the evidence and testimony presented at the hearings, does hereby <br />approve the final subdivision plat and final planned unit development (PUD) plan for the North <br /> 2 <br />
