Sisk asked Poole whether the applicant agrees to comply with the color scheme. Poole replied, yes. Sisk asked for clarification that the applicant understood that the 4,000 sf of warehouse space is to remain as storage space, even upon sale of the building. Poole replied, yes. Keany moved that Council approve Resolution No. 48, Series 1999 - A Resolution Approving An Amended Final PUD Development Plan for Minor Interior and Exterior Modifications to a 16,500 sf Light Industrial Building Currently Under Construction, Omni Promotional, LLC, Lot 1, Block 2 of the Business Center at C.T.C., 258 South Taylor Avenue, seconded by Mayer. All in favor. RESOLUTION No. 49, SERIES 1999, A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN AND SPECIAL REVIEW USE FOR THE OVERLOOK RESTAURANT AND BANQUET FACILITY, LOTS 3 & 4, BLOCK 1, THE BUSINESS CENTER AT CTC Sisk called for staff presentation. Paul Wood, Planning Director, stated that the Overlook Land Company, aka Todd Schneider of Todd's Gourmet Kitchen, has applied for final PUD and Special Review Use approval for a 25,500-sf restaurant and banquet facility in the Business Center at C.T.C. The property is in the northwest coruer of the Business Center, adjacent to the railroad tracks to the west and public open space to the north. The property is zoned for limited commercial uses, when authorized through the City's Special Review Use process. Commercial uses in this sub-area are required to meet the City's Commercial Development Design Standards and Guidelines. 10
