Section 12.0 of the GCAB Strategic Plan contains a summary of "Bucket 1 WGP recommendations follow: <br />1. Irrigation System Mapping <br />a. This is an unnecessary expense at this time. The benefits of this process are worthwhile when planning <br />for a new system; however, this process is included in the price when installing a new system. Limited <br />approximate mapping of irrigation systems is not the exception with older systems, rather it is the norm. <br />i. WGP recommendation is to delay this process until funds are available for an irrigation system <br />replacement. <br />2. Incremental Bunker Renovation <br />a. WGP might be able to assume the responsibility of incremental bunker renovation on an annual basis in <br />our operating budget; assuming that the economy dictates available funds profitability. Without <br />supplemental funding, up to two (2) bunkers per year might be possible within our operating budget. <br />i. WGP recommendation is to proceed in 2012. <br />3. Volunteer Program <br />a. WGP is happy to provide a list of non technical "chores" that can be completed by a team of volunteers <br />provided by the City of Louisville. <br />i. WGP recommends the GCAB form a volunteer committee for oversight of said volunteers <br />(provided through the City of Louisville's Volunteer Program) and will provide our Director of <br />Agronomy as a liaison between GCAB and WGP for volunteer matters. <br />4. Clubhouse Landscape <br />a. WGP will assume partial financial responsibility for this project. <br />i. WGP recommends and will begin front of clubhouse landscape in late spring 2011 and will fund <br />this project from our operating budget. <br />5. Irrigation System Studies <br />a. Irrigation systems have a 20 -25 year life span. However, irrigation systems do not experience <br />catastrophic failure. Leaks will continue to appear and repairs will continue to become more prevalent <br />as time passes. WGP currently works with Xcel Energy monitoring our pump station meters and Energy <br />Efficient VFD Pumps. <br />i. WGP recommends that this project be placed on hold until funds are available. If the city feels <br />this is a top priority and would like to fund the project, WGP will have staff direct /oversee as <br />necessary. <br />6. Drainage <br />a. Drainage is always an issue at Coal Creek. The property is an ancient riverbed and the water table is <br />very high and fluctuates throughout the year. The property already contains many dry sumps in low <br />areas, but these areas change as drainage is moved. This will be an ongoing issue at this property, <br />except during a drought. Bunker drainage is a combination of high water table and poor or nonexistent <br />drains from original installation. <br />i. WGP recommends fixing bunker drainage as bunkers are renovated as this is part of the normal <br />process of renovation. Other on- course drainage issues will continue to change as the <br />environment changes. <br />7. Clubhouse Roof <br />a. The current roof at the clubhouse has a severe leak. WGP has had it examined by a local roofing <br />company and the membrane that seals the structure is rotten and has failed. Total replacement is need <br />on the north west end of the clubhouse <br />i. WGP is attempting an insurance claim at the time of this writing. However, if rejected WGP <br />recommends funding by the city for preservation of the asset. <br />
