Spruce St., <br />Louisville, CO 80027 <br />OWNER: <br /> Same <br />STAFF PLANNER: <br /> Gavin McMillan, AICP, Planner II <br />LOCATION: <br />462 West Spruce Street; Lot 4, Treehaven Subdivision <br />ZONING: <br />Residential Rural (R-R) under the Treehaven Planned Unit <br />Development (PUD) <br />REQUEST: Case #11-012-VA – <br />Approval of a variance from the Treehaven <br />Planned Unit Development (PUD) rear yard setback <br />requirement to allow a 12.5 foot rear yard setback where a 25 <br />foot rear yard setback is required. <br />BACKGROUND AND SUMMARY OF PROPOSAL: <br />The applicants, Vernon H Harris IV and Jennifer Harris, request a variance to allow for the <br />addition of a mudroom and a third bay to the existing two car garage of their home at 462 <br />West Spruce Street. The subject property is located on Lot 4 of the Treehaven <br />Subdivision and currently contains a 3,943 square foot single family home with a 576 <br />square foot garage according to the Boulder County Assessor. <br />The 20,400 square foot property is controlled by the Treehaven Planned Unit Development <br />(PUD) which was approved in March of 1995. Currently, the house at 462 West Spruce is <br />connected to the existing garage by a breezeway as shown in the following photo. <br />1 <br />
