As the home is currently constructed, the garage is determined to be detached from, and <br />accessory to, the primary structure because the two structures do not share a common <br />foundation, are not attached by common walls, and the roof line between the house and <br />the garage is not continuous. The garage is currently setback 27 feet from the rear <br />property line. The Treehaven PUD establishes the following setbacks for primary and <br />accessory structures: <br />Sk etbacPrimaryructure StAccessorytructure S <br />Front 40 50 <br />Side15 15 <br />Rear 2510 <br />The garage meets both the primary and accessory structure setbacks in its present <br />location. The applicant proposes two changes to the existing structure. First, the <br />breezeway would be enclosed to create a mudroom. Second, the garage would be <br />extended 14.5 feet to the south for the addition of a third garage bay. If the breezeway is <br />enclosed, the garage is then considered to be attached to the house because the two <br />structures will share a common wall. As part of the primary structure, the garage is <br />required to meet the primary structure setbacks. The proposed garage addition will <br />encroach 12.5 feet into the 25 foot required rear setback. If the garage were not attached <br />to the home by the mudroom, the garage would be required to meet the accessory <br />structure setback (10 feet). The proposed location of the garage would meet the <br />accessory structure setback requirements. <br />2 <br />
