Th requirement of filing a preliminary pla~ and holding <br />a public heari g threron is waived under this process. The Planning <br />Commission aft r holding a public hearing shall approve, disapprove <br />or approve sai final plat with modifications and submit the plat <br />together with he Commission's recommendations to the City Council. <br /> (B) Upon receipt of the plat and recommendations of the <br />Planning Commi sion, the City Council shall approve, disapprove or refer <br />the Plat back 0 the Planning Commission for further study. Follow- <br />ing acceptance of the final plat by the City Council, the Plat shall <br />be signed by t e Mayor and attested by the City Clerk. The <br />City Clerk sha I then record the plat as provided for other subdivisions <br />in this . <br /> (C) A minor subdivision shall contain solely residential <br />use and must r suIt in not more than four dwelling units. <br /> 16.12.120 Non-Conforming Lots of Record <br /> In e event that as of January I, 1982, a lot exists <br />within on which two or more complete living units with <br />separate utility service are located, the property owner may apply <br />for a subdivision of said lot, even though the lots created would not <br />meet the requirements of this title. In granting a subdivision <br />under this se the property owner must obtain separate water <br />meters for ea created.
