<br />Planning Commission <br />Meeting Minutes <br />JANUARY 11, 2007 <br />Page 4 of 9 <br /> <br />. <br /> <br />Discussion of the special review use criterion. <br />Discussed the Historic Preservation of the building known as Joe's Market. <br />Discussed the FAR within the Transition Area within downtown. <br /> <br />. <br /> <br />. <br /> <br />Arlin Lehman, 680 Johnson St., Louisville discussed his involvement with the project and the <br />background of the current properties. He stated that it is a goal of the ownership group to bring <br />more retail capability to downtown Louisville to increase long-term viability. He also discussed <br />the Transition Zone in downtown the need for a change in that area. <br /> <br />Questions of Applicant: <br />Dalton inquired about the mix of the residential units (# of bedrooms). <br /> <br />Hartronft replied that the majority would be 2 bedrooms of 1,000 to 1,100 SF with a few 1 or 3 <br />bedroom units. <br /> <br />Loo requested a discussion of the Main St. elevations and the courtyard <br /> <br />Hartronft used the display to lead the discussion on building massing and its relationship to the <br />building elevations. He also discussed possible uses of the courtyard. <br /> <br />NOTE: Sheets arrived at 7: 15 p.m. <br /> <br />Lipton requested a motion to enter into public record the comment letter received from John <br />Helton, 1820 Continental View Dr., Loo moved and Pritchard seconded the motion. Motion <br />passed by voice vote. <br /> <br />Pritchard and McCartney discussed the current alley - width, uses and maintenance <br />responsibility. <br /> <br />Pritchard and Hartronft discussed parking concerns, alley access, how the number of parking <br />spaces is calculated and if the residents would have designated parking. <br /> <br />Deborski and Hartronft discussed the residential loft that faces Main St - distance setback from <br />Main, amount of glazing, height of building for those residential units. <br /> <br />Deborski also discussed his personal history with Joe's Market. He asked if it was possible to <br />add the residential square footage to the back of that property instead of the square footage at the <br />3rd floor. <br /> <br />Hartronft responded that the 3rd floor unit would a prime real estate unit where the property <br />behind Joe's Market would not. <br /> <br />Lipton discussed with the applicant and the Commissioners his personal response to Joe's <br />Market being designated as a local historic site as requested by the Historic Preservation <br />Commission. <br /> <br />Hartronft noted that the building would probably meet the local requirements for historic <br />designation. <br /> <br />Pritchard asked if the building would meet the State and / or Federal requirements for <br />designation. <br /> <br />Hartronft stated that the local requirements are very similar to the state thus it might meet the <br />state requirements. He also stated that based on a survey that was completed on the property that <br />
