RESOLUTION NO.33 SERIES 2011 A RESOLUTION APPROVING A PRELIMINARY SUBDIVISION PLAT AND A PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE NORTH END DEVELOPMENT WHEREAS, there has been submitted to the Louisville City Council an application for approval of a preliminary subdivision plat and preliminary planned unit development (PUD) plan for the proposed North End development located in northeast Louisville; and, WHEREAS, all materials related to the preliminary subdivision plat and preliminary planned unit development (PUD) plan have been reviewed by City Staff and the Planning Commission and found, subject to conditions, to be in compliance with the Louisville zoning ordinances, subdivision regulations, related policies and previous approvals; and WHEREAS, the City Staff has reviewed the information submitted and found that, subject to conditions, the application complies with the Louisville zoning and subdivision regulations and other applicable sections of the Louisville Municipal Code; and, WHEREAS, after duly noticed public hearing where evidence and testimony was entered into the record, including without limitation the findings in the Louisville Planning Commission Staff Reports dated May 12, 2012, the City of Louisville Planning Commission approved a resolution to forward a recommendation of approval, with conditions to the City Council; and, WHEREAS, City Council has reviewed the application, including the recommendation of the Planning Commission and finds that said final subdivision plat and final planned unit development (PUD) plan should be approved, subject to the following conditions: 1. Preliminary recommendation is subject to written approval of an access plan by the Northern Colorado Water Conservation District (NCWCD) to their pump station facility. 2. Preliminary recommendation of approval is subject to a review and approval by the City of Louisville of requested trail crossing at South Boulder Road, by either a traffic signal or signalized HAWK crossing. A traffic study will be required to determine the best crossing option during the Final PUD and Final Plat. 3. All yard, bulk and other urban design components of the project shall be subject to further City review and approval as part of the Final PUD and Final Plat. 4. Staff has requested each front loaded single family unit be designed to step the garage back so the prominent feature of the structure will be the front of the house and not the garage and shall be delineated in the Final PUD and Final Plat.
