RESOLUTION NO.33 <br /> SERIES 2011 <br /> A RESOLUTION APPROVING A PRELIMINARY SUBDIVISION PLAT AND A <br /> PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) PLAN FOR THE NORTH <br /> END DEVELOPMENT <br /> WHEREAS, there has been submitted to the Louisville City Council an <br /> application for approval of a preliminary subdivision plat and preliminary planned unit <br /> development (PUD) plan for the proposed North End development located in northeast <br /> Louisville; and, <br /> WHEREAS, all materials related to the preliminary subdivision plat and <br /> preliminary planned unit development (PUD) plan have been reviewed by City Staff and <br /> the Planning Commission and found, subject to conditions, to be in compliance with the <br /> Louisville zoning ordinances, subdivision regulations, related policies and previous <br /> approvals; and <br /> WHEREAS, the City Staff has reviewed the information submitted and found <br /> that, subject to conditions, the application complies with the Louisville zoning and <br /> subdivision regulations and other applicable sections of the Louisville Municipal Code; <br /> and, <br /> WHEREAS, after duly noticed public hearing where evidence and testimony was <br /> entered into the record, including without limitation the findings in the Louisville <br /> Planning Commission Staff Reports dated May 12, 2012, the City of Louisville Planning <br /> Commission approved a resolution to forward a recommendation of approval, with <br /> conditions to the City Council; and, <br /> WHEREAS, City Council has reviewed the application, including the <br /> recommendation of the Planning Commission and finds that said final subdivision plat <br /> and final planned unit development (PUD) plan should be approved, subject to the <br /> following conditions: <br /> 1. Preliminary recommendation is subject to written approval of an access plan by <br /> the Northern Colorado Water Conservation District (NCWCD) to their pump <br /> station facility. <br /> 2. Preliminary recommendation of approval is subject to a review and approval by <br /> the City of Louisville of requested trail crossing at South Boulder Road, by either <br /> a traffic signal or signalized HAWK crossing. A traffic study will be required to <br /> determine the best crossing option during the Final PUD and Final Plat. <br /> 3. All yard, bulk and other urban design components of the project shall be subject <br /> to further City review and approval as part of the Final PUD and Final Plat. <br /> 4. Staff has requested each front loaded single family unit be designed to step the <br /> garage back so the prominent feature of the structure will be the front of the <br /> house and not the garage and shall be delineated in the Final PUD and Final <br /> Plat. <br />
